REQUEST: For 'a Site Design Review of a 2,161 Sq. Ft. addition to an existing
28,575 sq. ft. building in an M-4, Industrial Park Zone.
PREVIOUS ACTION: None
SITE PLAN/DESIGN REVIEW: The applicant is proposing to construct a 2,017 square
foot addition to an existing 28,575 square foot building.
In addition, the applicant iS proposing to remodel 1,778 square feet within the
existing building. The new addition and the 1,778 square feet remodel will be
office space. The remaining 26,797 is warehouse space.
The parking requirement for the warehouse space is 26 spaces. (25,797 1000 = 26)
The parking requirement for the office space is 10 spaces (2017 + 1778 = 3795
350 10) . The total parking requirement for the site is 36 spaces. Presently,
there. are 20 parking spaces marked on the paved area north of the existing building.
There is room on that lot for at least six more marked parking Spaces. The
paved area to the south of the building is reserved for the larger moving vans
used in the business.'

Engineering Division. In addition the drainage ditch along the property
line shalll be cleared of grass weeds and excess debris.
3. The property owner shall sign a, non-remonstrance agreement against the
formation of a Local Improvement District for street improvements to
S.W. Cascade Blvd. The non-remonstrance agreement shall be recorded
with Washington County prior to issuance of Occupancy Permits.
