SITE PLAN AND DESIGN REVIEW:
The applicant is proposing to construct a 4,300 square foot commercial
structure. This is an on site addition to an existing structure.
Adequate parking can be provided on site. The existing old house and '
two sheds will be removed. On site drainage facilities exist and
can accomodate additional run-off.
STAFF ACTION: Staff approves this site design review application.
Development may take place subject to the following conditions:

appropriate department.
5. No changes will be made to approved plans or specifications
unless formal application is made to the appropriate City
Department and changes are approved by that department. Application
for changes will be, made in writing and shall include applicable drawings.
b. Grading and construction plans for all work in public rights-
of-way and all other public improVements shall be prep ared

by a registered professional engineer in accordance with City standards,
and shall be submitted to the Public Works Department for review.
7. All proposed utilities, shall be placed underground. Street t
lighting installations shall be approved by the Public Works
Department.
8. All street and parking area shall be concrete or asphalt. All s°'
sidewalks shall be concrete.
9. No minor land partitions shall be made in reference to this
project unless formal application is made to the City of
Tigard Planning Department and the minor land
partition is approved
and recorded.

and Life Safety, and Structure Safety Code requirements of
