Staff denied a portion of the orLgina1,plan for eight (8) spaces to the south
of this property-•, because the waAiaiiu atianeuver: g requirements could not
be. met.
The applicant re-submitted a plan. Staff conferred with the Public Works
Director concerning use of an existing utility easement for more space.
It would be possible for the seven (7) spaces to be moved. forward (last)
five (5') feet. This would encroach into the utility easement, however, the '
use of tiro bumpers would restrict the front wheels of vehicles to prohibit
parking directly over the sewer line. .=t

Th e sewer line is very, shallow along the easement. Care must be taken during
• conStructicn to insure that the line is not crushed. Applicant shall bear

Section 18.60.160 Access states that twenty-four (24') feet must exist for
maneuvering areas to the rear of each carport unit. Exhibit "A" does not
meet these minimum requirements. The location of Building D and the ten
(10') foot utility easement prevent/restrict development of a parking area
as outlined in this Exhibit "A" . The applicant states.. . ."garages or
carports" on his drawings. On the east -- Lots 41 through 52, the slope
from the pavement to the property line is severe„ If garages were allowed,
there would exist a ten (10') foot strip of land between the back of the
_ garages and the property line. This area will become overgrown with black-
berrys and become a fire hazard. Carports are the most desirable becab,se
this area would remain visible and could be continually maintained thus
reducing the fire hazard. Garages on the west create a similar situation
. ' A five (5') foot strip is created behind the rear wall of a garage. Carports
are appropriate because they remain open.

Enclosed you will find changes to the plans for Bellwood
Terrace Condominiums carports. The original plans where
submitted by Burton Engineers.
We have proposed to Bellwood Terrace this design for
twenty-five ( 25) carports, and meeting the U.B.C. on lots
forty-one (41) through fifty-two (52) , and one ( 1) through

thirtteen (13) . Exhibit "a" as submitted previously will
be deleted from the building plan. No utilities will be
• involved in construction ie . wiring or plumbing.
If necessary, thL $2000 bond will be posted by owner.
Hbwever, the following plan is being submitted for control
of noxious vegetation:
1) All vegetation shall be cleared
2) Area will be treated with Ortho tri-ox+3
3) Area will be covered with crushed rock or bark dust
4) Future vegetation growth Will be deft with as in step 2
Finally, ResCom Construction only submits this plan for
weed control , and does not accept responsibility for its
implementation.
