A zone change from C-3 to Av-12 was approved by City Council on December 17, 1979.
A minor land partition to create lot 3301 was final on Geptember 29, 1980.
The bond has not been posted for public improvements as conditioned in the
minor land partition and the partition led, A zoning
violation exists. he xna.nor land has been filed, .
STAFF RECOMMENDATIONS;
Staff recommends approval subject to the following conditions n
11 All conditions of MLP 12-80 must be met before Building Permits can
be issued (see attached) .
2. Public water service and sanitary service shall be inta,1led to this

site prior to the issuance of a Building Permit,
3. No Occupancy :hermits Shall be issued iinttl all conditions placed upon
this development by the City of Tigard have been satisfied and inspections
verifying this have been carried out by the appropriate department,
4 No changes will be made to approved plans or specifications unless
formal application is made to the appropriate City department; and
changes are approved by that department. Application for changes
will be made in writing and Shall include applicable drawings,
5. Grading plans and conStruction plans for all work in public rights-
