captioned property will be as follows:
1 . One additional fire hydrant will be located on the site adjacent
the property line at the N.W. corner of Building C.
2. An additional 5 feet will be required on the north driveway
adjacent south side of building D. Recommend that an additional '
, fire hydrant be placed at the access drive to the storage building
area. This additional hydrant is not an absolute requirement.

STAFF RECOMMENDATION:
Staff recommends approval subject to the following conditions:

The Tigard Planning COIttrii0S1i011 on March 18, 1980, has voted to recommend to
the City Council that the above referenced project located at 11552 SW
• Pacific Highway (Wash. Co. Tax Map 1S1 38DA, Tax Lot 900) be approved
subject to the following conditions:
• 1. All street improvements made to Villa Ridge Road shall be approved by
the Oregon Department of Transportation, Bill Geibel, and the Tigard
Public Works Director.
2. This project must receive Site Design Review approval by Staff prior to
fl issuance of Building Permits.
3. Phase I shall be the remodeling of the existing area abutting Villa
Ridge Road. Occupancy permits may be issued for this Phase I area
prior to the completion of Phase II which is the new construction of
the warehouses.
4 4. For Phase II the applicant receive written approval from the Building
Department and Public Works Department confirming that the grading plans,
site drainage, and soils conditions are appropriate for constructiOn
prior to issuance of BUilding Permits.
