1. Applicant shall comply with all conditions as set forth in the Zone
Change, ZC 12-80 and Conditional Use, CU 6-80 approved and Ordinance
No. 80-50 as adopted by the City Council prior to the issuance of an
Occupancy Permit.
2. That barrier-free accessway be provided for the handicapped as designated
5 on the site plan.
3. No Occupawly Permits shall be issued until all conditions placed upon
this development by the City of Tigard have been satisfied and inspections
verifying this have been carriedout by the appropriate department.

unless formal application is made to the City of Tigard'Planning
< . Department and the minor land partition is approved and recorded. 1
' 5. No changes will be made to approved plans or specifications unless formal , ;
application is made to the appropriate City department and changes are

writing and shall include applicable drawings.
6. Grading plans and construction plans on all public rights-of-way shall
be submitted and approved, by the Public Works Director prior to commence-
" ment of work.
7. Public water service and sanitary service shall be installed to this
, site prior to the issuance of Building Permits
8 All existing or proposed utilities shall be placed underground. Street
` lighting installations shall be approved by the Public Works Director,

THE CITY OF TIGARD ORDAINS AS FOLLOWS:
SECTION 1: Finding that the lands hereinafter described are now classified as •
• C-3 "General Commercial", and further findings that pursuant to
procedures, the abovestated application for a zoning map amendment was presented
' at a public hearing held by the Tigard Planning Commission on May 20 , 1980. All. ,
k interested persons were afforded an opportunity to be heard at this public .
hearing and thereafter the Planning Commission filed its report with the City
Recorder, a copy hereto attached and by reference made a part of. The Council"
adopts the following substantive findings: N
A. That this application is in conformance with the C-P ''Commercial •
• Professional" designation on the NPO # 1 Plan which is a portion
of the adopted Tigard Comprehensive Plan, and
B. That the proposed zoning is compatible with the surrounding 0
Ill! neighborhood as determined by the Tigard Planning Commission
SECTION 2: Therefore, pursuant to the requirements of Chapter 18.88 of the
