This approval is subject to the following conditions:
1. That the applicant provide a sidewalk to the City of Tigard standards
I on S.W. S andburg abutting the property line.
2. That the applicant provide ad equate parking f or the addition prior
to the issuance of an occupancy permit.

3. No changes will be made to approved plans or specifications unless
formal application is made to the appropriate department and changes
are approved by that department. Application for changes will be
made in. writing and shall include .�

Previous Action: On September 18, 1973 the Planning Director gave site plan
and architectural approval to SDR 23-73 Timber Operators Council new
building. .
Site Plan and Architectural Review:
The applicant is proposing to add an additional 5,416 sq. ft. of floor
area to an existing office building. With the addition the total floor
area will he 17,7$0 sq. ft.
parking Requirements: 1/350 sq. ft. X 17,780 = 50.8 or 51 parking spaces
required.
There is adequate space on the lot to allow for the parking and maintain
the necessary amount of landscaping. There is currently no sidewalk abutting
the applicant's property line on S.W. Sandburg Street.
Staff recommendations:
Staff recommends approval with the following conditions:
1. That the applicant provide a sidewalk to City of Tigard standards on S.W.
Sandburg abutting the property line.
2. That the applicant provide adequate parking for the additi

Addition
Dear Mr. Glos:
This is to re-inform you that your request for site plan and
architectural review of an office addition was approved April 2, 1979.
However, no building permit has been obtained as of yet. Section
18 59.090 of the Tigard Municipal Code explicitly explains that
design plans,once approved, shall remain valid for a period of
one ear following the date of approval.` If at the end of that time
period "meaningful" construction has not occured,` then the site plan
approval shall be considered lapsed and shall,in effect, be
resubmitted and again approved.
The expiration date on'the original application is April 4, 1980, and
if the applicant fails to pro4eed in accordance with Section
18.59.090 of the Tigard Municipal Code, the approved site plan
shall be deemed void.
