The curbing you have installed in the planters 1 .,
will he removed.

In reference to Site Design Review Staff Report dated October 5, 1979, I
have the following comments
We approved your.project with conditions. The conditions still stand, I'.but
I suggest. Con •eliminate the raised median at the P `�
we modify Condition �2 to e�,imi to �-�h ingress/
egress point. You should also provide a copy of your proposed parking areas.
One additional space per 100 square foot of gross Ifloor'area is require 1 by
Code. I tuiderstand from Mr. Walden that you will add approximately 1000

square feet, therefore, ten (10) additional spaces Will l be regtaired.
My major concern is that the Bui.ldirig Department is )satisfied with basetnent„
occupancy. The outside improvements are stated in my previous Staff Report.

. REQUEST: Site Plans and architectural review of restaurant/shop addition. ' /
PARKING REQUIREMENTS: One space for each 100 sq. ft. of your floor area
for the enlargement area only. Adding approximately 1500 sq. Ft. =
15 additional parking spaces.
SITE PLAN REVIEW

The applicant is proposing an addition of approximately. 1500 sq. ft.
, to an exisiting structure wh: ch houses a camera shop, photography studio,
i and p izza,parlor. The property abuts Pacific Highway on the west and
Frewing Street on the north and is zoned C-3. Two curb cuts to Pacific
l°4'' Highway exist presently and one curb Out to 'Frewing' exists and one additional
cut is proposed.

A dangerous ingress/egress condition exists presently in relation to
traffic movement to the site from Pacific Avenue. The existing sign is
non-conforming and sh,,uld be removed. One site sign should serve the entire
complex.
STAFF RECOMMENDATION
Staff recommends approval with the following conditions:
1, The cur:5 cut on 99W closest to Frewing be eliminated. The southern
ourb cut be made the main entrance point off of Pacific Highway.
The curb cut on Fretting Street be retained as an entrance only.
One additional curb cut be allowed on I!rewing towards the rear of
the addition as an exit only, t
2. A raised 'media. strip be installed at the main ingress/egress
point on Pacific Highway (99w) to separate traffic and alert motorists
to the traffic circulation pattern desired on site. Adegivate,' I.

wiAl be allowed, unless plans are approved by the Public Works
Director following a review of plans.

formal application is made to the appropriate department and changes •
are approved by that department. Application for changes will be
made in writing and shall include applicable drawings, engineering
specifications and other details requested by the department.. No
construction shall take place in these instances until after the
changes have been approved. Any deviation from this condition will •
result in the immediate posting of a stop work order loin the project
or any portion of the project.
