Install an 8 foot concrete sidewalk along onc 99W. The curbing you have installed in the planters 1 ., will he removed. M ,neauvering areas are very restricted. County Tax Map 2S1-2CB, Tax Lots 2600, 2700) . . REQUEST: Site Plans and architectural review of restaurant/shop addition. ' / PARKING REQUIREMENTS: One space for each 100 sq. ft. of your floor area for the enlargement area only. Adding approximately 1500 sq. Ft. = 15 additional parking spaces. SITE PLAN REVIEW . The applicant is proposing an addition of approximately. 1500 sq. ft. , to an exisiting structure wh: ch houses a camera shop, photography studio, i and p izza,parlor. The property abuts Pacific Highway on the west and Frewing Street on the north and is zoned C-3. Two curb cuts to Pacific l°4'' Highway exist presently and one curb Out to 'Frewing' exists and one additional cut is proposed. I , A dangerous ingress/egress condition exists presently in relation to traffic movement to the site from Pacific Avenue. The existing sign is non-conforming and sh,,uld be removed. One site sign should serve the entire complex. STAFF RECOMMENDATION Staff recommends approval with the following conditions: 1, The cur:5 cut on 99W closest to Frewing be eliminated. The southern ourb cut be made the main entrance point off of Pacific Highway. The curb cut on Fretting Street be retained as an entrance only. One additional curb cut be allowed on I!rewing towards the rear of the addition as an exit only, t 2. A raised 'media. strip be installed at the main ingress/egress point on Pacific Highway (99w) to separate traffic and alert motorists to the traffic circulation pattern desired on site.
