Please be advised that the Planning Director on July 23, 1979, approved your
request for site plan and architectural review of the above referenced pro-
ject.
This approval is subject to the following conditions:
1. The egress/ingress curb cut on Pacific Ave. (99W) be widened to 30
feet and radius be improved to allow ease of turning. Appropriate
painting of traffic lanes be accomplished prior to issuance ,o of
Occupancy Permits
2„ AcceSs for emergency vehicles be provided from private road off
Darden Park Plade to rear of office building. This access should
be fully improved and paved.
3. Paving width be increased 444t along western property line

SITE LOCATION: Pacific Highway and McDonald area Wash. Co. Tax Map 251 3DD,
Tax Lots #800, 801 (50' strip) and Easterly half of tax 'lot 900. ,
PREVIOUS ACTIONS: The Tigard Planning Commission approved ZC 27-77 on June 13,
1978. Phase I and 1.I have been completed. This applies to
Phase. III.
REQUIRED PARKING: One space per 350 sq. ft. of building area 11,600 sq. ft, of
building area/35;0 sq. ft. = 33 spaces required. 98 spaces have
been suggested on the site plan.'
SITE PLAN REVIEW:
Egress/ingress to this site off of Pacific Highway will be provided through
one 30' curb cut. One emergency vehicle access to the rear of the property
has been provided by continuing the private drive east off of Garden Park
Place. The "future access to traffic light at McDonald Street", across the
property to the south will not be considered at this time. The applicant
time negotiated with the adjoining property owner for this access

but at this time it has not been resolved. Future development is expected
on that portion of the site marked ,"unassigned" on the approved plan. Note

RESOLE' - *10 . eOUN IL ACCEPTING THE PUBLIC IMPROVEMENTS CONSTRUCTED
WITHI 4 GAARDE PARK PLACE SUBDIVISION SUBJ'ECT TO HEREIN SPECIFIED CONDITIONS.
"• WHEREAS, the City of Tigard Subdivision Ordinance requires subdividers to install
.streets, sidewalks, street lights, curbs, storm sewers, sanitary sewers, underground
,.' utilir.ies and other public facilities for the development of subdivisions; and
Compliance City has stipulates hthat,payment of fees and the execution of

"Upon receipt o f certification b the Department of Public Works that t
all requirements have been met and a One Year Maintenance Bond, the City •
Council agrees to accept the public improvements, subject to the requirements
for correction of deficiencies and maintenance for a period of one .year. .,. ; and
WHEREAS, said Certification'has now been' received, subject to correction of
hereinbelow listed deficiencies, and
WHEREAS, an acceptable Maintenance Bond has now been received and is subject
to the aforesaid maintenance period.
