This approval is subject to the following conditions: • 1. That a landscape plan be submitted and approved by Design Review • showing the planting to be placed in the additional landsca p e islands. II 2. That the applicant submit an irrigation plan. 3. That the existing nonconforming sign be replaced with a conforming Sign and that the applicant receive a sign permit for the sign. 4. The site is bounded by Pacific Highway to the Northwest and a 40' ,public right-of-way to the northeast. The right-of-way is not improved to,City standards nor delineated in any way. The restaurant shares Tax Lot 1503 with 'a shopping complex to the south. The applicant proposes to increase the landscaping in this portion of the site by adding landscape islands along the',right-of-way.
