request for site plan and architectural review of the above referenced
project.
This approval is subject to the following conditions:

1. Subject to the approval of the Tualatin Rural Fire Protection District.
2. No changes will be made to approved plans or specifications unless
formal application is made to the appropriate department and changes
are approved by that department. Application for changes will be made
in writing and shall include applicable drawings, engineering
specifications and other details requested by the department. No con-
struction shall take place in these instances until after the changes
have been approved. Any deviation from this condition will result in
the immediate posting of a stop work order on the project or any portion
of the project.

Applicant: Farrell Key Lock
Previous Action: On October 12, 1977, the site plans and architectural design
of the three southern most buildings of, the industrial park
were approved o On June 5, 1979, the Planning Commission
approved, a conditional use permit for operation of the pump
island.
Request: For site plan and landscape review of a fueling installation in the' ,
industrial park.
Site Plan Review:
The applicant is proposing to install and operate a fueling station
for the use of the Oregon Office Industrial Park tenants.
The fueling station will be key operated and 7 ,t open to the
general public. It will be located bet ween 72nd Avenue and
building #12. The fueling station is a conditional use in a
M--3 zone.
The proposed site plan allows for a 25' landscape strip between.
the pump island and the public right-of-way and meets the setback
requirements for at M-3 zone. The area around the pump island
will adequately be landscaped.

Staff recommends approval as submitted subject to the approval C'
