SITE PLAN AND DESIGN REVIEW
The proposed site is zoned M-3 and designated Ligit Industrial on the t PO #5
Plat. The property is adjacent to S.W. 72nd Avenue and surrounding land i.ses
include a vacant lot to the north and the existing Ace Electric Company to the
south: Across the street from the proposed site is the existing Truck and
Trailer machine shop. The project complies with all setback and parking require-
. inent ts, Although landscaping is adec;ua,te, no provisions have been provided. for
irrigation and/or storm water drainage on the Landscape Plan. In addition,r the
existing concrete driveway is not in compliance with the 24 ft, access/egress

requirement. It may also be noted that the applicant intends to constatarit, in
the near future, a pipe-shop building to the rear of the existing, structures.
