This approval is subject to the following conditions: e- 1. That all signage be approved by Site Design Review. 2. That two additional landscape islands be added to the north' and southwest corners of the parking area as specified in the staff report. 3. No changes will be made to approved plans or specifications unless' formal application is made to the appropriate department and changes are approved by that department. Application for, changes will be made in writing and shall include applicable drawings, engineering specifications and other details requested by the department. No construction sh.ail take place in these instances until after the changes have been approved. Any deviation from this condition will result in the immediate posting of a Stop work order on the project or any portion of the project. Main Street, Tigard, Oregon Docket: Site Design Review SDR 18-79 -Durham Hall Business Center. Applicant: George Edens Location: 16285 S.W. 85th Avenue (Wash. Co. Tax Map 2S1 14A Tax Lot 1100) Request: For site plan and architectural review of a light industrial Business • Park. Previous Action. On January 8, 1979, the City Council approved a zone change to City of Tigard M-4. On November 21, 1978 the Tigard Planning Commission approved a conditional use permit for a mini storage on the site. Parking Requirements: 1 space for each employee on the largest shift or one space for each 1000 sq. ft. of floor, area which ever is larger. 62,400 sq. ft. of floor area = 62.4 spaces required applicant provides 157 spaces. Site Plan and Architectural Review: The site is zoned M-4 and designated "institutional" on the NPO #6 • plan. There is one dwelling located on the lot. The surrounding land uses are Tigard Senior High School to the north and we..st, U.S.A. Treatment plant to the eaSt and a single family dwelling to the south. One applicant proposes to builel four one-story office/warehoue buildings totaling 62,400 sq. ft. in area. A portion of the—site ha it; poorly drained soil with the water table seasonally within lk feet of the surface. There are no other development constraints on the parcel. The applicant is not proceeding with his conditional use permit but insteadlis develop- . ing the land in conformance with the M-4 zoning. All prospective tenants will have to comply with the zoning for the subject parcel. The project meets all setback, landscaping and access requirements. The kj) parking exceeds the requirements as to number of spaces, However, there ç. is a requirement for maneuvering space of 10 in depth at the end of a tow of parking stalls where that row dead ends. In order to comply with this requirement the last parking stall in the S.W. corner of the property and the laat parking stall in the N.W. corner of the property should be eliminated and replaced with a landscape island. Review Procedure: The design review process consists of the following steps: P. Preapplication conference • r 1. Discussion of project's goals and objectives, City standards and criteria, and the design review process. B. Preliminary Plan Review: 1. Review of the basic plan, i.e. , building orientation, traffic circulation, packing, and landscape areas. Staff will meet with the applicant and outline any necessary revisions. C. General Plan Review (for submittal prior to building permit) : 1. Review of detailed plans including architecture, landscaping, and drainage. D. Amended Plans: 1. Upon receipt of Planning Department of the revised plans incorporating any , conditions attached to the approval, the department will be prepared to sign the building permit when requested. (Note: The Planning Department N is only one of several agencies whose signature is necessary before issuance of a building permit.
