At that time, we were told that the 100 year flood plain was at elevation 144'. This was later documented in the "Conditional Use CU 31-78” Docket item. 5. - At a later date, Hilary MacKenzie presented us with ' a flood plain map which contained information that Was not documented as to origin and author. since this • . • is in conflict with what we were told verbally by one of the planning assistants in our previous contact, I'd t appreciate if you would review this matter. 4, • Item 2'a Concerning- the width of Burnham, Road. It'is my under s standing that the 30' ordinance is app licab.le When there a is two way traffic. We are in agreement that Burnham Street should eventually be improved, but not at this time. Previous Action: On February 26, 1979 the City Council approved a Comprehensive Plan Amendment allowing boat sales on the subject property, and allowing boat sales to be a conditional use in a C-3M zone. Site Plan and Architectural Review: The applicant is proposing to place a 6,000 sq. ft. metal building on a ." . 3,25 acre parcel. A substantial portion of the property is in the flood plain. The flood plain portion of the property will not be used as part of the development. On the applicant's site plan the regulatory lk flood elevation has not been depicted. Our topographic maps show the flood plain elevation between 148 and 150' aboVe sea level. The Tigard Municipal Code (Section 18.57.070) states . 2. The lowest floor elevation of a structure designed for human I. 4 occupancy shall be at least one and one-half feet above the flood surface elevation. 3. The lower portions of any structure shall be flood-proofed or otherwise protected from significant damage by inundation to a • minimum flood surface elevation of the regulatory flood. • The site plan for the project shows the building possibly within the flood, plain. The applicant proposes two accesses of 20' in width each. The site plan shows a gravel parking area for omployee parking on the northern portion of the lot.
