The applicant is proposing to build a 16,540 square foot thrift store for
retailing second hand merchandises .

CU 26-78 On October 17, 1978 the Tigard Planning Commission approved a request
for a conditional use to construct a thrift store at 11605 S.W. Pacific Highway "
subject to the following conditions:

and the two loading docks will be located on the eastern face and will l b e
protected by metal canopies. In order to reduce the impact of the large,
grey, concrete building on the surrounding residential areas the applicant
shall use an earth tone coloration on the exterior of the building.
The on-site. traffic circulation is adequate, hut there is an area of concern.
The staff indicated to the applicant that any large trucks truck and trailer ri g s 45' or larger) would have an extr emely difficult
time
• maneuvering into or out of the two loading bays or dockets without damaging
the building and/or truck. The appIicantfelt that large trucks would not be,
utilizing the loading dockets and therefore, the potential for damaging the
building or truck was very improbable.
i The applicant will be required to install an additional fire hydrant within
250 feet of the furthest corner (northwest), of the building in compliance
with Title 14 of the Tigard Municipal Code, The measurement shall be made
