Tax Map 2S1 1D, Tax ,Lot 1000) . Site Designation: The site is zoned M-4 "Light Industrial" zone. • Site Description: IM The site is a sloping parcel (approximate 6% grade) with a natural drainage flow to ' the northeast portion of the property. The only significant vegetation is situated around the perimeter of the site and will not be jeopardized by the office building' s central. location. To the west of this triangular site are pro - fessional offices, to the south a light industrial planned . ' development, and State Highway 217 forms the diagonal northeasterly border. 'roposed, Use: The applicant is proposing to build a 8 ,277 square foot architectural building. The proposed unit' s exterior walls will be comprised of cedar shingles with an earth-tone s*Laa. The unit will 'be roofed with compatible ce ar s s.ng° es t1 T 4,,,•, ' fe Y' CeARAD The open, landscaped court in the center of the proposed unit is a sound concept which will create a more pleasing work environment for the people occupying the inner offices: The proposed landscaping areas meet the necessary setbacks fore M-4 zone. The proposed use of the existing significant ; I vegetation is very desirable concept and looked at very favorably by the Planning Staff. However, the absence of a detailed landscape and irrigation plan makes the final approval of the project impossible at this time. Therefore, the applicant ( 1. will submit the necessary plans and have them approved by the Planning Staff before an occupancy permit is issued. Staff Recommendations: 1. Staff would like to see one handicapped parking space and ramp(s) created to allow easier access to the office building. 2 . Due to isolated characteristics of the site it is strongly '° • recommended to have outside lighting htin g g in the parking areas and around the building for added security. - Staff Findings : Staff approves the project as submitted subject to the following condition: s . 1.
