Site Designation:
' The site is zoned R-7 "Single Family Residential" .
Site Description :
Site is relatively flat (approximately 3% grade) with a drainage flow
from the northern lot boundary (northwest quadrant being the highest
point) to the southern lot boundary . There are some trees presently
located on the lot and will be incorporated into the proposed land''
scape
Proposed Use:
The applicant is proposing to build a duplex on Lot #1 in the
Merestolrie Subdivision . A duplex is listed as a conditional use in
an R-7 zone and is compatible with the proposed NPO #7 Plan.
Prix ions Action:
S 12-76 - On February 15, 1977 the Tigard Planning Commission
approved .a 13 lot subdivision with the following conditions :

1 . Five feet be dedicated and a half street improvement be
provided along S.W. 121st Avenue for street widening.
2 . A pedestrian/bikepath to city standards be provided through •
the greenway portion of the site with a ten foot wide
connection to the cul-de-sac.
3 . The unnumbered lot be dedicated or easements provided for
greenway purposes.

ZC 15-76 - On March 28, 1977 the Tigard Planning Commission approved
a zone map amendment from C-S "Limited Neighborhood Commercial" to

CU 36-76 A- On May 16 , 1978 the Tigard Planning Commission approved a
., request for reinstatement of a previously granted conditional use
permit to locate duplexes in an R-7 zone in the Merestone Subdivision, .

subject to the following conditions :
s 1 . The common lot lines between duplex lots and the single family 0,
dwelling and along 121st Avenue have vegetative screening. #'

2 . Access for lots 1 and 13 are provided via the cul-de-sac

proofed and approved by the building official as per Section
18 .57.070, Tigard Municipal. Code.
Required Parking:
Four parking spaces required for a duplex.
Site Plan Review:
The applicant is proposing to build a duplex using a contemporary
architectural design . Some desirable features of the unit are
utility rooms with washer/dryer hookups , screened patios , garage
, / and a brick fireplace.
. ' Proposed exterior utilizes 5/8" , T-1-11 vertical plywood siding and
will be roofed with composition shingles . A brick chimney located
between the living units will also be visableb
The landscape plan meets all the necessary setbacks for the R- 7
zone and is compatible with the surrounding environment. There .
are however, two noted exceptions :

1) CU 36.76 - Condition (1 ) specifies that :

• "The common lot lines between duplex lots and the single
family dwellings and along 121st Avenue have vegetative
screening. " The landscape plans submitted fail to show : ,
