Dear Sir:
Please be advised that on August 11, 1978 your request for
site plan and architectural review of a furniture warehouse
at 6600 S.W. Bonita Road was approved subject to the follow-
ing conditions:
1. Plan for an automatic or manual landscape irrigation
system be submitted for staff approval before a
building permit is issued. •
2. A better ground cover be selected for the proposed
landscaping and be submitted for staff approval
before a building permit is issued.
Plan check by the Building Department will be initiated.
Conditions 1 & 2 as stated above must be not before a
building permit is issued.

The proposed site is relatively flat (4% grade) with a ,/...\
drainage flow from east to west. To the north of the proposed d,.
warehouse exists Gevurtz retail store, to the east 1-5 ,
immediately to the west a field, and to the south more open
fields.
s' The lot has two large douglas fir,s on the southern border
and appear to be well out of the area of construction. ; .
The southwest quadrant of the lot has some larger trees that
appear to be remnants of an orchard and should be preserved .

CU 14-78 - On July 11, 1978 the Tigard Planning Commission

Site Plan Review:
The applicant is proposing to build a furniture warehouse
adjacent to an existing building. The proposed unit is
compatible with the existing structure and Aurroundiig area.
The landscape meets the required setback for an M-4 zone
and works well with the existing plantings. There area, "
however, two areas of concern :
1. The absence of an irrigation system for the
landscaping.
2. The proposed extensive use of barkdust in the new
landscape area.
Staff Recommendations :
Staff recommends approval as submitted subject to the
)' following conditions
