STAFF RECOMMENDATION
Staff recommends approval subject to the following conditions:
° 1. A tree surgeon be retained by the applicant t.) insure minimal tree
damage due to construction.
2. In the event of construction damage to vegetation specified to remain, ,
suitable replacement of trees, shrubs and ground cover shall be made

3. All exterior mechanical equipment be effectively screened.
4. The signing program for the entire Fir Loop project be subject to ,,
Design Review approval.
5 Since the lot line divide:'. the existing access point, the applicant
shall provide a joint access agreement between Parcel A and Parcel B.

improvement of SW 72nd to City arterial street standards and the same
type of agreement to bring Varna Street up to local street standards

petition the City of Tigard to join such a district, If the i r;
city approves the LID request and if we still own the property
in question, we will participate in and cooperate with any
reasonable improvements which may be planned.

Narrative in response to City of Tigard ordinance 18.76.020 for
variance on lots 1-3 and 12-15 of 72nd Business Center.
• 1. Some properties es i n the 72nd Business Center are being developed
individually by owner-occupants who have no way to directly P.
compare their land/building area ratios with other properties in
the development. The proposed development of lots 1-3 and 12-15,
provides buildings of a similar nature for which land/building
ratios are easily compared. It is necessary from a marketing
standpoint for the developer to minimize the land/building ratio
variance among the lots.
2 & 3, The requested variance will have no measurable effect on

property owners and will meet or exceed all covenants and conditions
applicable to the area. The main purpose of the requested variance
is to increase the salability of the properties,
4, Every attempt has been made to minimize the changes to exiting
lot lines while meeting all requirements of the City of Tigard
with respect to the subject property. •

2. In the event of construction damage to vegetation

4. The required pedestrian path shall be installed in
conjunction with the landscaping.

the "wings" on the corners of the building while the
elevations of this unit do not indicate removal. In

be constructed without the ornamental "wings" .

, Site Plan Review "
The applicant is proposing to build six commercial/professional , •
office buildings utilizing a strong contemporary architectural a
r, design. The proposed units will compliment each other, the
natural treed environment as, well as, adding continuity to the
I 72nd Business Center. The use of natural wood exteriors will •
. add to the overall visual appearance of the proposed units.
The proposed landscaping meets all the necessary setbacks for this
M-4 Planned Development and will rely heavily on the natural
environment with significant tree retention. In the event of
construction damage to the vegetation specified to remain, staff
reserves the right to require suitable replacement.
A pedestrian path is required along the perimeter of the 72nd
ve Business Center. A permanent asphalt path will be constructed
upon completion of the encire project. In order to coordinate
the path with plant material, the exact location should be
determined and installed in conjunction with th.v. landscaping .
Staff "recommends that the temporary path consist of cedar
• board retainers with a gravel path base.
Staff Findings

Proposal Requirements
Intent - To define scope and work standards for the design and
construction of the Electrical systems outlined in this
specification. P
Design Build Contractor shall use this criteria to establish his
proposal . Each proposal shall be accompanied with
general design drawings to clarify his proposal and shall
include the following :
panel and circuit diagrams
l oae, analysis (including electric heat )
fixture cuts
Indicate as a part of the proposal the names of the equipment he
intends to provide as follows :
main switchboards
distribution panels
electric wall heaters
devices and special systems
Submit proposal and bid to General Contractors yhen called for.
Architect will review system With Contractor after bid opening.
Contractor to be selected on basis of quality of systems submitted
and the bid price.
General Requirements :
"Conditions of the Contract" and Division 1 requirements apply to
the work ih this Division.
