Our intent in submitting construction drawings to your depart- ' . ment for building 'A' of the above-referenced project wat' to ' give you the opportunity to review and compare them with the rel imi nar approved r preliminary plans a roved on September 26, 19j7 8, under your , r file #SDR 33-78 w, 2. You agreed that the plans represent no substantive deviation from the original approved submission. Therefore the original design approval still stands with the original conditions noted and accepted by the developer. 3. While We do not oppose the proposed Local Improvement Districts for SW 72nd and SW Varns, we do not at this time wish to petition the City of Tigard to join such a district, If the i r; city approves the LID request and if we still own the property in question, we will participate in and cooperate with any reasonable improvements which may be planned. Should you have any questions, please do not hesitate to call . Some properties es i n the 72nd Business Center are being developed individually by owner-occupants who have no way to directly P. compare their land/building area ratios with other properties in the development. The proposed development of lots 1-3 and 12-15, provides buildings of a similar nature for which land/building ratios are easily compared. It is necessary from a marketing standpoint for the developer to minimize the land/building ratio variance among the lots. 2 & 3, The requested variance will have no measurable effect on n ei hbori n g property owners and will meet or exceed all covenants and conditions applicable to the area. The main purpose of the requested variance is to increase the salability of the properties, 4, Every attempt has been made to minimize the changes to exiting lot lines while meeting all requirements of the City of Tigard with respect to the subject property. • Appendix A Site Plan Appendix B Summary of Areas: Increment/Decrement • ■ • i r tkkk a• .w..r„.w,....•; .,.,..,, ..v w..,,..,,,r,,,,.r,.,,,,.,.«..,L..,.,w..W.ur,. .,... r,d.M,.r,,r«..,.,.., ,m., .,,,e ,..,, ,.,. ,.., ,. .,,., ., „r ..... .. ....•aw.+„p,- lxpno, Ar n . r ..u.•'Jer,, rii !
