Please be advised that on June 29, 1978 your request for site
plan and architectural review of a two story office building
at 7110 & 7120 S .W. Fir Loop (lots 8 & '9 - 72nd Business
Center) was approved subject to the following conditions;
1. Any exterior mechanical equipment be screened.
2 . The landscape plan be revised to delete plantings on
the 12 foot wide emergency fire access, and a chain
or similar obstacle be installed to prevent car access.
3. The required pedestrian path be installed in, °
conjunction with the landscaping.
4. In the event of construction damage to landscape
areas specified to remain natural, suitable replace--
mentof trees, shrubs and groundcover shall be made '
(subject to staff approval) . .

Previous Action:
zC 5-76 - On August 3, 1976 the Tigard Planning Commission approved
a Commercial Planned Development and adopted, a general plan and '
program. . •
Site Plan & Architectural Review:
. The applicant is proposing to build a two story office building with
a cedar shingle exterior. Any mechanical equipment should be screened
• from view.
.' The submission conforms to the guidelines set out in the general plan
and program.
. A iandscape and irrigation plan has been submitted. The landscape
plan should be revised to delete plantings on the 12 foot wide
emergency fire access, a chain or similar remedy should be installed
to exclude car traffic. Because of the heavily wooded nature of the '
site a tree surgeon has been retained by the applicant. Landscape V
islands and parking areas may be adjusted in order to allow preser=
. , vation of trees.
A pedestrian path was required along the perimeter of the 72nd
' Business Center. A permanent asphalt path will be constructed upon
completion of the entire project. In order to coordinate the path
with plant material, the exact location should be determined' and , '
• installed in conjunction with the landscaping.

office building on lots 8 and 9 of the Tigard Business
Center is as follow:
1. The preliminary architect and site plans have been
reviewed and are in compliance with the planned
development. As soon as a tree surveys revised ; . %�,
parking layout, and drainage plan have been received,
staff can proceed on to final approval. Building
plan check will follow and normally takes 24--48
! hours.
In keeping with our policy for this husiness center, the

Dear Mr. Farr,
After inspecting the trees on the lot located in the lot located
in the 72nd. Business Center, I would like to make the following
recommendations and suggestions.
All small trees, such as Maple*, Oak, and those trees which are
undesirable regardless of size, such as the Alder, dead or
dangerous Fir and Oak, should be removed. (*exception: selevtive
Vine Maple) These trees are of poor species, and will not adjust
to construction trauma.
During the initial clearing of the building site, the emphasis
should be in exercising extreme care with work on the outside
perimeter. Much of the ground around the building has excellent
native ground cover and some small desirable trees that would be
nice to save if possible.
The location of trees as shown on the site plan, are not quite
accurate, and we are not able to give exact locations.
As the parking lot is being cleared all equipment should be kept

a minimum of 12 feet away from the major trees such as the Fire
