Please be advised that on August 2, 1978 your request for site
plan and architectural review of six duplexes at 15805 S.W.
98th Avenue (Wash. Co. Tax Map 281 llCD, Tax Lot 700) was
approved subject to the following conditions:
1. The north, south, east and west walls of each
individual unit shall have its own hose ba.b bs,.
2 . The exterior siding shall be an ears h tone
stain with compatible trim.
• 3, Construction drawings and bond for the half
street improvement on S.W. 98th Avenue is to
be submitted before a building permit in

4. Until the project' s subdivision plat has been
recorded and a bond posted no building permits

Site Location:
15805 S.W. 98th. Avenue (Wash, Co. Tax Map 251 11CD,' Tax Lot
700) . The lots are bordered by Summerf ield Golf Course to the •
north, Church of God and The Church of Christ to the east (across
S.W. 98th Avenue) , a single family home to the 'south and "Kerwood
Estates" to the west.
Proposed Use
The applicant is
pp proposing to build six duplexes. The duplexes
are listed as a conditional use in an R-7 zone and aro in
agreement with the adopted Neighborhood Plan 46
Site Description:
The site is relatively flat with a single family home located on
the southern portion of the lot and a filbert orchard located on
the northern portion The filbert orchard is the only significant,
vegetate on on the lot ',rat due to the high maintenance characteristics
of filberts their significance is questionable in a residential
zone.,
Previous Action`
ZC 31-77 -- On September 20, 1977 the Tigarr,, Planning Commission
approved a zone map amendment from Washington County Zoning RU-4
to City of Tigard Zoning R 7 . SiAAg1&& Family Residential
CU 23-77 On September 20 , 1977 & July 25, 1978,'' duplex lots
were approved subject to the following Condition: ,.
1. A half street improvement to 'collector street standards
be made on the S .W. 98th Avenue frontage, to include a
sidewalk, street lights and street trees.

staggering the placement of the one story units and their
respective lots, the monotonous visual impact, that is commonly ,
associated with duplex projects will be significantly reduced.
•
The proposed exterior utilizes T- L-11 vertical plywood siding,
2" x 6" barge trim and cedar shakes. A masonary fireplace will
also be visible. Some of the significant design features are
•
screened patios, fireplaces , garages , enclosed garbage can areas
and private entry ways.
The landscape plan meets all the necessary setback for the R-7
zone and is highly compatible with the surrounding residential
environment. There are, however, four noted exceptions:
1. The absence of hose bibbs on exterior walls for irrigating
landscape, washing cars, washing off sidewalks, walkways,
driveways, etc.
2. Absence of proposed coloration of exterior siding.
3. It should also be noted that necessary documentation for
•
the half street improvement have yet to be fulfilled and,
•
4. The project' s subdivision plat has yet to be recorded and
a bond filed.
Staff Recommendations :
Staff recommends approval as submitted subject to the following
conditions:
1. The north, south, east and west walls of each individual
unit shall have its own hose bibbs.
2. The exterior siding shall be an earth tone stain with
compatible trim.
