I wish to provide the following response to your letter dated June
19 , 1978.
1. The pages missing if from your previously mailed Design Review
report are enclosed.
2. I am not clear on your 02 item. The should r�r is to be paved
as per the Design Review requirement. Apparently, you concur
with this requirement.
3. If you do not accept condition 01 which requires an eight (8)
foot b 'ike path to be built at a future timer your recourse
is to appeal this item to the Design Review Board.
4„ Your conditional use for a professional' office is transferable
to future owners. The approval runs with the laid rather than
the owner.

The site is .29 acres in size and is occupied by a single
" family home . Several mature ponderosa pine and oak trees
exist along the front . of the site
Proposed Use :

The applicant is proposing to utilize the existing single
family home as an architectural office. ' This use would be '
conditional in the A-2 zone.
Previous Action :

On Vebruary 21 , 1978 the Tigard Planning Commission approved
a conditional use permit to operate at architectural office
subject' to the following conditions:
1. Ten feet of right-of-way be dedicated along the Hall .
Blvd, frontage for street improvement purposes.
2, That the proposal be subject to site design and
architect review.

1150 sq a ft + 350 = 3.2 or 4 spaces

No exterior remodelin g is proposed for the home and
therefore is not subject to design review ,
The site plan specifies two curb cuts convected a
one :way' drive through which will serve the four required
parking stalls. This circulation plan was reviewed by .
the District Engineer for the Oregon State Highway

Department with the following comments:'
"After discussing several proposals we have °agreed'

The applicant proposes the southernmost curb cut to be an
entry only and the existing northern curb cut to be an
exit only. The plan complies with the comments of the '
District Engineer.
No landscape plan has been submitted. Since the site is
in lawn and residential type plantings, no plan will be '
required.
It has been design review policy to require sidewalks
or pedestrian/bike paths along public right-of-ways.
A pedestrian/bike path should be installed, abutting the
property line along S.W. Hall Blvd! at such time as the
abutting properties develop,
A grading, draixiage,' and paving plan shoii7.d be submitted
for building department approval . .
