Site Location:
North side of Durham Road, 800 . feet west of Hall Boulevard,
Lots 50 through 54 (Wash. Co. Tax Map 2S1 11D, Lot 1400) . The
lots are bordered by single family homes on the north, by a
vacant parcel on the east, on the south, by S .W. Durham Road,
and on the west by S.W. 88th Avenue.
Site Designation:
The site is zoned R-7, "Single Family Residential',' and designated
• Urban Low Density on the Tigard. Community Plan, 1971 .
Proposed Use:
The applicant is proposing to build five duplexes. Duplexes are
listed as a Conditional Use in the R-7 zone.
Site Description :
The site is flat and was formerly used for farm cultivation .
There is no significant vegetation on the site except for a few
trees along the western property line.
Previous Action
S 1-77 - On July 20, 1977, preliminary plan approval was granted
for a 71 lot subdivision.
CU 37-77 - On December 19, 1977, the Tigard City Council apprrved
f a Conditional Use request for duplexes for lots 1-8 and 50-54
Site Plan and Architectural Review:
The applicant is proposing to build five duplexes on contiguous
lots using two different architectural plans . Both plans are

specified for the berm other than shore pine. In order to \
match the approved berm for the rest of the subdivision,
ivy and azaleas should be added.
b. No contours have been submitted for the berm. In order
to assure that a dike appearance is avoided, final con -
struction of the berm should be subject to staff approval .
c. The majority of the rear yards are specified for bark
dust Since this encompasses large areas (in one case
as much as 3600 square feet) any area not outl ined as a
planting bed should be specified for lawn.
In keeping with the policy of establishing a visual corridor on
S .W. Durham, no fences should be allowed within 10 feet of the ■
public right-of-way.

Regarding design review, attached are three copies of the plot
plans for the five plots to be built in STRATFORD, along with
two elevations. These will be the only two elevations used.
• The buildings will have cedar siding on the front, heavy nompo— ,
sition roofing, and the color scheme for both the roof and
exterior siding is to be of earth tones, making them very
compatible with the single family housing in the area.
Due to the delays caused by the mixup of issuing the permits
earlier without the design review, x would greatly appreciate
an immediate response so that we may again start construction,
