5. In the past it has been Design Review's aim to bring a
site up to code when an improvement is made. However,
because parking is at a minimum, landscaping should be
r. installed where surplus space is available: Therefore,
the following areas should be considered
a. The sidewalk area in front of the new store is ex-
tensive and could easily incorporate a landscape
bed and possible street furniture.
b. The row of parking in front of the proposed shop has

This letter is in response to your request for Minor Modification approval to add a 480 square foot
storage shed onto the existing building at 14345 SW Pacific Highway.
This property is zoned General Commercial (C-C). The present use of the site is listed as a
permitted use for this zoning district. The Tigard Community Development Code, Site Development .
Review Section, states: "if the requested modification meets any of the major modification criteria,
. th e request shall be reviewed as a new Site Development Review applocation. .
Section 18•120.070(B) states that the Director shall determine that a major modification(s) will
result if one (1) or more of the following changes are proposed:
1 An increase in dwelling unit density, or lot coverage for residential development. •
The proposal is a commercial development, therefore, this standard does not apply. •
2. A change in the ratio or number of different types of dwelling units. This criteria is
not applicable, as this request does not involve the addition of residential dwelling units
as previously indicated:
