1. The site is designated "Retail Commercial" and zoned"C-3,
General Commercial. "
' 2. On March 15, 1977 Planning Commission, approved, a Conditional
Use permit for a model home with the following conditions:
1. The Billboard be removed
2. Sewer and water hook-up be prohibited
3. Only one model home at a !time for a duration, of no less
' than 2 yrs. be allowed.
4. The entire site be subject to Desin Review with each

5. The use be reviewed by the Planning Commission in one year.

1. The site is presently vacant and overgrown with wild grass

room has been provided. These spaces should be specified
according to the Tigard Municipal Code.
3. The landscape plan is incomplete and does not address major

order to allow optimum, landscaping and minimal displacement
of plant materials with building renovel.

Cook suggested a sign denoting ` the Tigard. Plaza, the major
tenants and the address of the center and the minor tenants
on a secondary sign inside the parking lot ►
Jim Dryden, Country Closet,' stated a need for the sign and

o Staff stated that the major concern was the land-

site plan is approved.

Dear Sir:
Attached please find a proposal relating to the placement of a Boise Cascade
{ manufactured home on the vacant lot contiguous with and to the south of our of-
, at 12035 S W. Pacific Highway,
The Boise Cascade home is identical in all code and other respects to a home
built in the conventional manner at the construction site The model would be
used as an aid in our sales of this product. We envision holding this model open
during the hours of nine o'clock to five o'clock during the week and perhaps from
twelve o'clock to four o'clock on Saturday and Sunday. The model would be dis-
played from, and salespeople would be housed in our office adjoining the model
area. The lot involved is currently vacant and unoccupied. There is no indige-
nous vegetation other than natural grass and blackberry vines.
Parking is provided in the area surrounding our existing office. in addition
we Intend to provide four more parking places on the lot subject to your review,
The traffic flow is via two driveways from Pacific Highway, one driveway from
Greet-burg Road, and one driveway from Center Street Including the area in-
" front of and beside our office, this would provide parking for approximately ten
automobiles,
Because the model would serve only as a sales tool and not as an office build-
ing, we do not envision connecting to public services other than electricity, Water
and restroom facilities are available at our adjoining existing office.
The character of the surrounding neighborhood is as follows: To the east, Paci-
fic Highway, and the new Payless development; to°the and
south, vacant land running

dwellings;
to the north, the office building we how occupy.
Landscaping would be compatible with the nature of our model home in that the
model would be made to appear as much like a well landscaped single family home ,
as possible, Irrigation for the landscaping is available through a hose bed located
on the south wall of our adjoining office.

The building itself will feature natural horizontal cedar siding with a light
grey or brown colored Olympic stain, a handsplit shake roof, as well as porches
and decks normal to a single family dwelling. We intend to set back as far as I,
possible from Center Street because of the open surface drainage ditch located
within the boundries of the property in question along Center Street.
