Site Description'
The site is a vacant ) triangular shaped parcel which is t s`. uated

several feet below grade of S .W . hady Lane . A large oak tree
is located near the center of the lot, and is the only signifi-
cant vegetation on the site . Surrounding land uses are Highway
217 to the north; vacant land to the southeast ; across` Shady

. Site Plan and Architectural Review:
The applicant is proposing to build a three-story, roman brick
office building. The main entry of the building has been de-
signed around the large speciman oak tree that is in the center
• of the site ., Because of ;I the odd shape of the, lot and the park-
ing requirements for a three-story office building, a large
amount of the site will need to be paved.

The applicant has addressed this design problem by aggregating
landscape islands so as to have greater l impact on l the site and
by incorporating a portion of the highway right--of-way in the ..

The landscape plan takes advantage of the unique site charac-
teristics and specifies a large number of evergreen and decidu-- •
ou s trees which in a few years time should help put_ the building
