The following are the,.conclusions reached on each subject:
, 1. Ordinance „77-26 n

1. Due try 'an ordinance amendment, Farmers will not be required at this time
to pay a' "Systems Development Charge" of $50 per space since the parking f'
is for the existing Farmers Building.
2. When buildings are constructed on sites 1 and 2, then the charge will be -
levied at 3 cars per 1,000 s.f.. or whatever the, code stipulates at that
time. Possible credits for Farmers' street development would be evaluated
at that time.
II. John Hagman Letter (Attached)
1. As discussed, landscaping, lighting and sidewalk layout were delayed
in design until actual building sites were, developed for specific projects. '
The purpose was to work towards a "campus in the woods feeling" and
- maximize the use of natural foliage. Due to the general recent climate
•
of office park economics and the fact that 'Holiday Inn could not meet FIG'S
guidelines, no development has occurred. Because of their delay in
delay ,
development and the dead ending of 68th, Farmers will be requesting
this winter (unless a project is started) an extension of the deadlines
in Items 1, 2 and 3 of Hagman's letter.
2. Letter, Item #4 Again, because of the unknown development schedule,,

On Wednesday, July 20, I met with Nancy Edwards, City of Tigard planning -
staff, to discuss landscaping of the parking lot. We reviewed a diagrammatic
plan which I had prepared. Following are the significant items of discussion:
1 , In response to her question concerning the impact of con-
,, struction on existing trees and the present condition
of some of the trees, I pointed out the difficulty of `
achieving the maximum parking spaces desired without the
possibility of adverse effects on some of the trees. Of : ' :

a parking space at each tree may be requested to alleviate 1

2. The desirability of barricading existing trees during con-
struction was discussed.
3, Early thinning and fertilizing of trees that will have damage
to their root systems is important to balance the top growth

65 are compact spaces measuring 8'x16' with a 2' overhang credit; and
129 standard parking spaces measuring 81'x18' with a 2' overhang credit.

was present at this meeting. Revised layout was approved with the exception

• Telephoned Mike Oberhofer of Farmers Ins. Group and reviewed the
required changes to the original proposal that Mike was familiar with, ,,
Mike noted that it was still desirable to retain the larger apple

The final parking layout wr1i therefore, incorporate 194 spaces of ,ihich
65 are compact spaces measuring 8'x16' with a 2' overhang credit; and
l 129 standard parking spaces measuring 8Vx181 with a 2' overhang credit.
