4 I BASIC FACTS :

1) The site is designated "General, Industrial" on the Tigard
Community Plan and zoned "M-3,<' Light Industrial" .
II FINDINGS :
•
1) The portion of the site under consideration is flat , slightly
below grade with Hunziker Street .

2) The area under consideration is currently being used for truck
• J"oading out of the building. The request is to place a loading
dock and ramp to facilitate cargo (loading,
3) There has been extensive work within right-of-way during the
