at 11440 8.W. Pacific Highway. This approval is subject to
satisfying the following condittons;
That all noted code violations be rectified,
The sign code violations and the outside tire storage
will need to be rectified prior to issuance of a build,

1 . The, site is designated General Commercial" oni the Tigard .
Community Plan and zoned "C-3 General Commercial" which
allows gas stations as a conditional use .
. II . FIND INGS .
1 . The applicant is requesting review of a proposal to add
a 14 ' high, circular canopy to both existing islands at
a Mobil gas station at 11440 S .W. Pacific ,Highway similar
to those at the Mobil station on S 1W Greenburg Road near
Sha.dy Lane . u
2. The size, shape and proposed location does not violate
provisions of Title 18 of the Tigard Municipal Code. '
3 . On site inspection on September 20, 1976 discovered the
following sign code violations :
2 - temporary mini-service signs
3 - 4 x 4 temporary signs
4 . Outside storage of tires in violation of Section 18 .12 , 080
of the Tigard Municipal Code was a1.so discovered:
