. 5 . Requiring a 10 ' landscape island along Pacific Highway Y
' would eliminate all parking for the trophy shop whereas ,
a 10 ' wide landscape strip from the front on the North'
side o± the building to the property line where the
billboard now exists would satisfy the, intent of the
Tigard Municipal Code.
6. The landscape plan specifies Douglas Fir along the west
lot line. Design wise douglas fir are appropriate to w
the site. In addition the young douglas fir would have
to be pruned Beverly so as not to interfere with traffic.
7 In general the plan does not specify enough plant material
to form a pleasing design or to fulfill the requirements ,
that all unpaved areas be landscaped.
8 , Area surrounding the trophy shop does not show proposed ,
landscaping.
9„ Unscreened trash receptacles presently exist on the west
side of the trophy shop, This should be screened or
removed
