La: • In our conversations of 8/5/96 and 8/7/96, you indicated that in order for the proposed renovation of Ripley's furniture to be classified as a minor modification if would have to meet the following three requirements: i 1) it would increase the total floor area by no more than 5,000 square feet. la 2) it would generate 20 or fewer new 1) � g w trips..to the site. l • 3) it would increase the height of the building by no more than 20 percent. ''' The following narrative describes the current proposed modification.of Ripley's Furniture building, and addresses the requirements you listed: • At the main entrance the existing covered porch will be replaced by a new larger covered porch which will include'a new accessible ramp. The existing planters will be removed and pig• replaced with new landscaping. See attached drawing A2, On the ground level, there will be -building�here will be two additions to the front of the building: At the rear of the { A new elevator and associated mechanical room. These additions of approximately 625 square feet are the only changes to the footprint rint o y g f p of the existing building, im At the front of the existing building, on the ground floor there are three floor areas which are lower the rest st of the floor: A new floor will be constructed in these areas to bring them • level with the adjacent floor. This change will not increase'the floor area. See attached drawing A2r The second floor will be expanded In four areas for a total increase of 4,358 square feet, This expansion will not affect the footprint of the building as the boundary of the expansion will follow the floor below, The new elevator at the rear of the building will make the expanded second floor accessible. Much of the existing roof will be replaced with a new roof of lower slope.,The total height of the building (per Tigard Municipal Code 18.26.03 will increase by approximately 11.5 percent. See attached drawing A4. An important goal of the project is to improve the facade of the building. The new street facade will show more wall surface as a result of the expansion of the second level, and less , ,, roof. The aggregation of building forms as the building was added to over time will be unified in a simpler, balanced whole with a more composed fenestration scheme.
