The bidding contractors and>ourlarchtectural firm, Jensen, Krause & I Sc/hoenleber, as well as ourselves considered this adequate fort the reasons. that: , 11 i ' • 1) It is a passenger car parking"lot'only. No trucks will ever use i . this parking lot. There are no doors on that side of the building where the parking lot will be so we"cannot*ever use- it for trucks ° . and shipping/receiving uses. It is strictly a passenger car parking to 2) These cars will come in in the morning and go out at night. It is not a customer or salesman parking lot where cars will come and go all day long. It is only to be Used for our own employees who arrive in f• the morning and go home at night in and out once a day. 3) The parking lot is on solid grade. The ground is very firm. It has been on that same grade for centuries. The site is designated General Industrial on the Tigard Community Plan and zoned M-4, Light Industrial . • 2 The site 1,s presently in turf with unkept landscaping along p, the north portion of the site . There are two large old cherry trees and two large Douglas Fir in the area of the . parking lot . These a re shown remain . to Surrounding land use in this immed«iate area is Torro Manufacturing on the west and Hyster Manufacturing to the immediate north. FINDINGS : 1 . The two planting islands in the parking lot are shown to be three feet wide, This is a rather small area and should be expanded to 5 ' ; especially with the type of Pin Oak that are shown for the landscaping strips, Pin Oak has a span of 40 ' and a trunk width at maturity of three to Tour feet , 4 : No grolundc ver is shown in the planter strips b The addition of ivy would be adequate 5. This presently is in barkdust and a few low evergreens. Evidence of erosion is apparent .
