We are the property owners rs of the "Awful Bros," service station at
13295 5, W. Pacific Highway, Tigard, Oregon. The Planning Review Board
specified a concrete curb between the sidewalk and the island and "pad" and
specified
we have complied with that request. The curb has been hit by cars six
times in the last six weeks, twice damaging the vehicles.

Staff Findings
1. Site is approximately 11,760 sq.
ft. with 150 ' of frontage on
SW Pacific Hwy. and 100' on SW Park.
2. Location on the site of the main structure and the pump islands
is proposed to remain as existing. Changes are superficial
treatment of the building and construction of a new canopy over •
the pump islands. Landscaping and modest site renovation are
planned.
3. Existing curb rb cuts on SW Pacific Hwy. are in excess of 'City standards

and are located poorly in SW ryPark St. to a hazard--
.,. + catd �oorl in.relation to +. creating avoid ous conflict. The probability of a motorist attempting vo
the hazard area cutting diagonally across Park St. enter the
station on the Park St. side is robably ver good. This possible
maneuver is potentially more hazardous than entry from Pacific Hwy. k

to City standards (30 ft. curb cuts 1.r:^ated a minimum of 30 ft. from

Staff report (attached) was read by Powell; staff pointed
out additionally that some of the plant materials shown
were not hardy enough for, a service station site.

Tom Whittaker asked if this was an adequate submission.
It appeared to lack many of the items required to be sub-
mitted before the Design Review Board for consideration.
D. Board Discussion and Action
Motion far approval (Cook) on conditions that:
1. Curb cut and apron on Park St. be no more than 30 feet
wide.
2. Areas of landscaping be provided adjacent that access
(per code) .
3. Some curb, bumper rail or other protection be provided
between the outer service lane (adjacent to pumps)
and sidewalk.

Bartel indicated he could not support the motion.
Discussion of the adequacy of the submission ensued. Con-
census was that under the circumstances of a remodeling
where much was l predetermined, that the plan was sufficient,
A even if not entirely complete.
Cook withdrew his motion (there had been no second) .
Mann asked about storm drainage and how the canopy would )
be drained.
Bartel drew a diagram o: the "sign cube" location with,'
respect to the posts and poles on the streeticorner,
dicating a location about 15 ft. further back on the site,
but only 10 ft. further back from the highway.
Waken asked if there were sidewalks now on the site.
Staff responded ++yes ti, but really they were simply the
edge of the station's apron.
Motion for denial (Cook) based on the findings that:
