PROJECT REVIEW
A request for design review of a proposed new building for a
mechanical equipment contractor at 14830 SW 72nd Avenue
STAFF FINDINGS
, 1. The Tigard Planning Coimnission, at their December 2 meeting
approved a conditional use .permit for a 'contractor's shop
• and offices and outside storage on this site with stipu-
. lations that the owner dedicate ten
(10) feet to SW 72nd
and that outside storage areas be screened. Staff did
- not, at that time, recommend a waiver of remonstrance to the
formation of an L.I.D. for street improvement be required,
•reasoning that tnis was more properly the concern of the
Design Review Board (who may
prefer to require a' half
street improvement) .
2, Present use of the site 'is rural resic „ntial, the last such
parcel in this immediate vicinity. Tne adjacent land use
is industrial (Ford Predelivery and Associated Trucking) .
3. Applicant's site plan shows a
landscaped scaped fr o"nt yard with
' a large se tback and am ple parking. Some adjustment will
be necessary at the front lot line to swing the southerly
driveway away from the south property line (5 ' minimum
distance to Property line from driv*ewaY at street) .

too immature to provide good survival. They have also the
disadvantages that t
`' they are too small and out-of-scale for
the first 2-3 years and then usually require thinning and/ ,
or replanting. "Two gallon" plants are preferable. . .
