PROJECT REVIEW

A p ro p osed 6,Ofl4 s q uare f oot commercial building on a 1/2 acre site ,
at S.W. 67th Avenue and Hampton Street.
Staff F1n.di1ags
+ . 1. Present use of 'the site is for single family residential; zoning
y is Commercial.--Professional (c_ID).
2. S.W. Hampton Street is presently a center strip street, the
applicant has been required to provide curbs, sidewalks and a
"half-street improvement" matching existing and enter stripe
as a condition of a previous planning commission action.
• 3. S.W. 67th Avenue is presently a gravel street, and applicant
with street
surface to match existing, Curbs and sidewalks tin the need only has been required to
gs sidewalk y extend as
• far north as the north side,. of applicant's driveway on that street.
4. A"non-remonstrance" agreement has been agreed to by applicant
for future street improvements.
5. In staff's opinion, the submitted drawings are adequate for
purposes of evaluation. a
' 6. Parkin g p rovided' on the site plan is adequate, but back out ,
sp, c e
shown on v lan is not. Realignment of the Easterly parking
141 channels to provide angled parking would result in the loss of
A at least One parking stall, however it would permit b titer:use
of the parking area and fewer s automobile.
p g quari feet of' alphat per
The eighteen parking spaces remaining , r ',igard parking
i hteen. arkn s aces remainin woutld 'meet
requirements up to an occupant (full time equivalent employee only)
.. , loan of 8 persons. Staff feels this is more' than adequate. '
7. Acc i ess drive to .drive-up window is too narrow and the radii
(orimarily just the southerly one) in that drive are too
tight for some vehicles to negotiate without backing.
, 8. Staff is concerned about access to the site being from Hampton,
as it is possible p Hampton may not be closed (making it an
that Ham to
, obvioUs "short cut" from 66th to the 72nd/teaverton_Tigaro
E xp ressw ay interchange) the
of Very high rush
hour traffic volumes p recluding turnover 'overments to the drive.
9. The "s•ale" proposed between the sidewalk landscape area, cewalk and lands e a doe s
not seem desirable from several, perspectives. First, it is an
inadequate and awkward solution to storm drainage (if it is
.xade .zate a
is intended p. Secondly, the sidewalk
i
to serve that Purpose) . Seca,._
Y
should probably be adjacent the property line allowing space for
street trees along Hampton and 67th, And thirdly, a "swale"
in such. inevitably nevitably tecomes a maintenance problem ri
p
catching debris as well as drainage, and harboring pests of all .ii .

sorts, animal and vegetable. 1,
