interest in the use of the parking area for a park
and ride station during the week.
C. Staff Recommendation
Staff recommended that:
` 1. Ground cover be provided in those areas not '
covered r by shrub plantings, particularly along
banks adjacent fences.
2. That arborvitae or a similar evergreen screening
planting be provided on Gaarde to screen the

parking lot.
3. That an irrigation system, be provided. '
4. That parking spaces 1 thru 7 be revised to allow
ad.ec,u:ate back out.
5. The two landscaped islands, 6 spaces apart, be
shown on the South side on the side of the parking ' ,
lot nearest 'Gaarde St. Those landscape islands '
and the central landscape islands to be provided r
with 6 or 7 structural shade trees placed in a
random pattern.

SITE DEVELOPMENT PLAN & ARCHITECTURAL DESIGN REVIEW
\`\ APPLICATION PROCEDURE
Not less than 14 days prior to a scheduled meeting of the Tigard Design Review
Board, the applicant will submit to the Tigard Planning Department:
of the enclosed application 1, one copy Pp' form, completed and signed and ,
2. six copies of a site development plan which includes the following
.elements:
(a) a site plan, drawn to scale, showing topography and final
grading, the location of all buildings and structures, signs, use drivem
{ ways, pedestrian walks, Landscaped areas, fences, walls, off-street parking
• and loading areas, and railroad tracks. The site plan shall indicate the
y r location of entrances and exits and the direction of traffic flow into and
out of off-street parking and loading areas, the location of each parking
• space and each loading berth and areas of turning and maneuvering vehicles. w {
The site plan shall also indicate how utility service, garbage service
and drainage are to be provided,
• a: (b) a general site plan showing adjoining properties,' streets,'
1" ,°1, buildings, driveways and other improvements;
(c) a landscape plan, drawn to scale, showing the location of exist-
ing trees proposed to be removed and to be retained on the site the lo-
cation and design of landscaped areas, the varieties and sizes of trees
and plant materials to be planted on the site, other pertinent landscape ,�
features, and irrigation systems required to maintain trees and plant
materials;
.e , (d) architectural dvAwings or' sketches, drawn to scale, including P4
floor plans, in sufficient detail to permit computation of yard require-
ments and showing all elevations of the proposed structures and other
improvements as they will appear on completion of construction;

(e) specifications as to type, color and texture of exterior surfaces
of proposed structures
REVIEW PROCEDURE
The City Planning Director, or his deaignate, will review all drawings, plans and
specifications 'submitted for design review.' If he finds that they meet all ether
requirements of the ordinances of the city he will, teen forward them to the Design S'
Review Board for their consideration at a public meeting.
The applicant should ascertain the times place and date of the meeting at which'his
