The applicant has stated . that the business is an interim use allowing undeveloped land to be put ,' :. : to ,an economical use When the property is more fully developed is is probable that any ; improvements made by the applicant (i.e. parking , 1 area, structure) will be destroyed or removed. Due to the, short—term . nature of this development request, it is unbenefic,i.al to require an impervious parking area under the current circumstances. .. Thirdly, it is felt, that granting a variance will not adversely affect ,,, .. the property anymore than would occur if all development standards wore met, Due to the location and slope of the property, it is mostly hidden from view along Pacific Highway and is unlikely to visually ' degrade the area, And, since the slope on the property is steady but . , gentle, drainage control can be effectuated with minimal action. • Finally, it is felt that the hard;; .vip is not self—imposed and the variance is the minimum for allleviatxng the, hardship.
