When I met with Dick Bewersdorff and yourself,we determined the following information needed to be obtained to qualify this proposed addition as a Minor • Modification: • i A t rip generation analysis on the proposed expansion evidencing no more than n twenty(20) additional trips being generated was required. Enclosed is a trip generation study completed by Bruce F. Schafer, PE evidencing that the proposed , addition will not generate more than twenty (20) new trip ends per day •t was determined that the existing landscaping on the south side of the properly is a sufficient level of screening and buffering for this expansion request, provided it could be preserved during construction. I have addressed this issue with our architect, Dennis E. Batke. He has indicated in the attached letter dated 3/25/97 that this existing landscape screening can be preserved during construction. As we previously discussed, the Minor Modification approval criteria limits this - type of review io revisions that generate less than 20 additional trips to and from 6 ie site. For this reason, you may either have a traffic engineer, prepare for review, a trip generation analysis or proceed with the expansion through the Major Modification process, also discussed during the Pre-application Conference. • As We further discussed, the proposed addition can only be approved where the required screening and buffering comply with the provisions of Section 18.100.
