Vicinity Information The property is totally surrounded by properties that are zoned either ILL (Light Industiral) and I-P (Industrial Park) and is boarded by, . Upper Boonesrerry.Road, 72nd Avenue, and the Southern Pacific „ Railroad, Properties to the south and southeast are developed with a servicestation/conveniencestore and light' industrial buildings The west side of 72nd Avenue contains a mixture of light industrial' uses and undeveloped parcels. The large parcels immediately east of the tracks are used for unloading vehicles or are vacant. S. Site Description & Property Description The subject property is a relatively narrow triangular parcel that is ; vacant. The applicant is proposing to construct a 20, 125`'square foot ►' �� ' one story industrial building with a future second floor of 9, 125 square feet, Parking area will be provided between the building and 72nd Avenue and Upper Bocnes Ferry Road with one driveway access on each of the two streets. Loading area will be located along the edge of the building. In addition, the northern portion of the property will remain undeveloped and the applicant indicates that it will be developed at a later time. It is proposed that the required half street improve- meats along 72nd Avenue coincide with the phasing of coustructio 1 4. Upper Boones Ferry frontage (approximately 290 feet) and the developed frontage of S.W. 72nd Avenue (approximately 450 ft. ). The remaining undeveloped frontage (approximately 395 feet), will be constructed at the time of its improvement. The balance of the site will remain vacant until a tenant can be found to occupy the triangular-shaped area.
