The plan review was performed under the State of Oregon Shuctural . pecialty Code (OSSC) 2004
edition; and 2004 Oregon Fire Code as amended by TVFtI plans are approved subject
to the following conditions. ,,
1. All elevators, required or provided, shall be ocated o an ` accessible route and shall be designed and
constructed to comply with Chapter 30 and th e Oregon Elevator Specialty Code. Contact the State
of Oregon Building Codes Division ata50k378.403 for design and inspection. 1113.3.5 OSSC
2. The minimum clear floor space req u -to accommodate a single, stationary wheelchair and
occupant shall be not less that:130 inches wide by 48 inches long. Where the clear floor space is
located in an alcove mope to 24nches deep and a wheelchair user must make a forward approach,
the width of the clear floor space shall be increased to a minimum of 36 inches .Where the clear
floor space is located in-af alcove more than 15 inches deep and the wheelchair user must make a
parallel approach, the lengt� f the clear floor space shall be increased to a minimum of 60 inches.
Wheelchair spa es-shall be designed to allow for forward or parallel approach to an accessible

3. Exits and exit access doors shall be marked by an approved exit sign readily visible from any
direction of egress travel. Access to exits shall be marked by readily visible exit signs in cases where
theexitorhe path of egress travel is not immediately visible to the occupants. 1011.1 OSSC

4. All exit doors shall be operable from the inside without the use of a key or any special knowledge or
effort. 1008.1.8 OSSC
5. Exit signs shall be illuminated at all times and shall be provided with a second source of power that
will provide 1 'A hours of illumination in case of primary power loss. 1006.3 OSSC FYI Additional
exit signs may be required by the city field inspectorto clearly indicate the path of egress.

6. The means of egress shall be provided with illumination of not less than 1 foot candle at the floor
level anytime the building is occupied. The means of egress illumination shall be provided with a
second source of power in case of primary power loss. 1006.2 OSSC
7. Deferred submittals such as Truss Joist Shop Drawings, TJI floor joist, Acoustical ceiling suspension
system, Fire stopping, Intercom system, Specialty retaining walls, etc, will be charged a deferred
submittal fee based on the valuation of the portion of the work being deferred. The minimum fee shall
be $200.00. This fee is in addition to the project plan review fee based on the total project value.

American with Disabilities Act (ADA): It shall be the re sponsibility cifthe Architect, Engineer,
Designer, Contractor, Owner and Lessee to research the applicability of tlie%ADA requirements for the
structure. The City of Tigard reviews the plans and inspects-the stiiictiire only for compliance with
Chapter 11 of the OSSC, which may not include all of the requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City f�gard approval stamp, shall be
maintained on the jobsite. The plans shall be available . to the,Building Division inspectors throughout

Certificate of Occupancy: No building' or�struc ture,,shall be used or occupied until the Building
Official has issued a certificate of ocipaUc0', ).1 OSSC
Premises Identification: Approved number`s'or addresses shall be provided for all new buildings in
such a position as to be plainly le and legible from the street or road fronting the property.
When submitting revised drawings or additional information, please attach a copy of the enclosed City
of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking and
processing the doltiments.
