BRIEF SUMMARY: Main Retail, Detached Automotive and all Canopies encompasses
Approximately 103,785 square feet. All levels to receive a new retrofit mechanically
attached 60 mil reinforced PVC membrane manufactured by Johns Manville Ultragard
(SR60) and or Genflex (RM60) system. Original (BUR) and retrofit (1 ") inch foil faced
insulation will remain in place. Removal and disposal of existing single ply membrane,
base flashings and all sheet metal terminations will be required. Include all taxes,
permits, insurance, materials, equipment, disposal, roof warranties and all items
specified in Scope of Work, manufacturer's specifications in base bid. Please note:
Consultants Scope of Work and details will take precedence over manufacturers
specifications. Contractor may bid both roof systems selected by Sears.
SCOPE OF WORK (PAGES 1 — 7)
DATED MARCH 16, 2000
PREPARATION
1. Remove and dispose of all existing copings, counterflash, pitch pans, and
discontinued roof top equipment.
2. Remove and dispose all existing retrofit single ply and (BUR) base fleshings from
all parapet walls, curbs, expansion joints, etc.
3. Perimeter walls to receive a new (3/8 ") inch CDX plywood to provide a solid and
clean surface for new base fleshings.
4. All roof penetrations to receive new CDX plywood or PVC Clad metal over
separator sheet is acceptable.
5. Remove and dispose of existing single ply retrofit membrane by slicing along both
sides of seam fasteners, roll up membrane and dispose. Existing single ply seam
and fastener may be left in place if a level surface exists to receive new recover
board.
6. Existing (1 ") inch foiled faced retrofit insulation to remain in place over existing

(BUR) unless found to be crushed, wet or beyond recover acceptable to the
manufacturer.

7. Base bid to include an allowance of (2,000) square feet to replace existing retrofit
insulation discovered to be deteriorated. Replacement cost to include new (1") inch
polyisocyanurate (R =6.0) minimum. Identify total cost and unit price on your bid
form.
8. All interior roof drains are to receive (8' x 8') foot minimum drain sumps. In this
dimension around the inserts, remove and dispose of (BUR) membrane, drain lead,
and insulation down to roof deck. Install a tapered Polylso achieving a (1/4 ") inch
per foot slope back to the new recover board specified. (See attached detail #1.)
9. Install a (0 —1 ") inch x (12 ") inch tapered perlite or 1 LB. EPS wedge strip at all
perimeters of roof top units, curbs, bunk supports and raised expansion joints to
promote drainage.
10. Missing or broken drain components i.e., baskets, rings, bowls, Oakum lead
packing seal, etc. to be included in base bid. Additional requirements will be new
stainless steel bolts for compression ring and repaint all cast iron baskets.
11. Raise all secondary overflow drains to exist one (1 ") inch above finished roof line
or install a retrofit drain with clamping ring acceptable for the 10 year warranty.
12. Contractors responsibility to raise existing roof penetrations i.e., pipes, curbs,
sleeper details, vents etc. are to achieve an eight (8 ") inch flashing height
requirement above finished roof line. Include all electrical, duct work, nailers,
labor, material, etc. for raising penetrations to meet manufacturer's acceptable
flashing height.
13. Remove discontinued roof equipment, openings larger than (12" x 12 ") inch, install
new 22 ga. deck (same profile) as existing. Insulate opening with polyisocyanurate
to match height of existing roof. Smaller dimension of opening to receive a 20 ga.
flat stock metal or (5/8 ") inch treated plywood covering opening (12 ") minimum
in all directions.
14. All wood blocking for raising of roof equipment or sleeper details to be No. 2 grade
lumber or better, wolmanized or pressure treated.
15. The 27 metal curbs (2' x 2') foot average that exist on the upper level
Canopies will be determined by Sears if discontinued and to be removed,
replaced and insulated.

NEW ROOF INSTALLATION
Following preparation of original (BUR) and (1'9 inch foiled faced retrofit
Insulation.
16. Mechanically attach through metal and concrete decks, one (1) layer of (1/4 ") inch
Dens -Deck manufactured by Georgia Pacific Co. per FM1A -90 fastening
requirements. Concrete decks are identified in consultants evaluation of existing
conditions.
17. Dens -Deck sheets to be (4' x 8') foot, panel joints are to be tight and staggered
(12 ") inch minimum.
18. Mechanically attach a -white (.060) mil (1.5 mm) reinforced PVC membrane
manufactured by Johns Manville Ultragard (SR60) or Genflex (RM60) system
following consultants Scope of Work and details. Items not identified in Scope,
the contractor is to follow manufacturer specifications.
19. All perimeter flashings to be 60 mil reinforced PVC Fully Adhered to a (3/8 ") inch
CDX plywood.. New base flashing to extend over parapet (3 ") inch minimum and
terminated with cap nails (12 ") inch O.C. Final termination to be new pre - finished
copings. (See attached detail #2 to follow.)
20. New curb details to receive Fully Adhered 60.mil reinforced base flashings over
CDX plywood or 'a PVC coated clad metal installed over a separator sheet is
acceptable. (See attached detail #3)
21. Juncture walls are to receive non -load bearing wall detail (if applicable) or new
plywood fastened to wall to provide an acceptable surface. (Follow attached
detail # 4 or #5)
22. Perimeter edge details that do not require new copings will require a treated
wood cant strip and snap on fascia detail. (See attached detail #6)
23. Membrane field and flashing seams must travel with slope of roof.
24. Interior roof drains to receive target patch prior to field installation to eliminate
seam back lap into new drain sump.
25. All single pipe penetrations are to receive field fabrication or boot detail (8 ") inch
above finished roof line. Install a pre - finished collar, stainless steel clamp and
• caulk strip at the top portion of new PVC detail.

26. Penetrations not lending to fabrication or boot detail, are to receive PVC clad
pitch pans with flange anchored down to deck. New pan to achieve a (4 ") inch
minimum height. Fill pan with a non - shrink grout (1 ") inch from the top and install
a two part pourable sealer troweled to shed water.
27. Existing roof equipment i.e., fans, blowers, or vents set back in place following
new base flashings must fit tight at the vertical portion. Anchor down equipment
to curb at all perimeters (12 ") inch O.C. in lag bolts for wood curbs or stainless
steel fastener and sealing washer for metal curb attachment. If required, provide
and install wood sheathing or rigid insulation to achieve a tight securement of
equipment to curb. Field verify for oversized curbs that are typical on Sears roofs.
(See attached detail #7) that must be maintained for final inspection.
28. Raised expansion joints to be treated following attached detail #8.
29. Install four hundred (,' 00) lineal feet of Flexgard RM or WBP -100 walkpad
indicated on roof drawing for placement. Spacing of pads will be a nominal six (6 ")
inch width. Dimension to be thirty (30 ") inch by ten (10') foot maximum length.
30. Install new pressure treated wood blocking and MFR's walkpad eight (8') foot on
center underneath all gas and conduit pipe traveling across new roof surface.
New pad to extend (6 ") inch minimum in all directions further than blocking.
31. Satellite dish equipment will be disconnected and reconnected one (1) time only
by SEARS maintenance. Contractor is required to move dish equipment to reroof
and set back in place following new roof placement. Provide new walkpads
underneath complete sleeper detail. Sears to determine disposal of large
satellite dish.
32. Manufacturer is to provide to contractor prior to bid date, the number of fasteners
and perimeter half sheets to meet the FM1A -90 wind uplift requirements. Pattern
based on roof elevation must be figured in on all perimeters including a tie -in wall
with the mall or a juncture wall.
METAL TERMINATIONS
33. All perimeters to receive new pre - finished copings attached to outside cleat.
34. Snap on fascia detail will be required where Main Retail perimeters the hidden
roof portion identified on roof drawing.

35. Roof top units that do not provide a (3 ") inch mechanical overlap on curbs are to
receive new pre - finished counterflash to cover base flashing termination (4 ") inch
minimum.
36. All juncture walls to receive new pre - finished surface mount counterflash.
37. Install all new thru -wall PVC coated scupper sleeves that must extend thru existing
conductor head or outside wall. New outside wall clad metal must extend three (3 ")
inch minimum at all perimeters and fastened four (4 ") inch on center to vertical
wall substrate. Paint clad metal same color as coping details.
38. All thru wall scuppers to receive a water stop PVC coated metal dam detail one
(1") inch greater in height than finished roof line if applicable to existing conditions.
(Intent is not to create the scupper as a primary drain which may result with added
roof insulation.)
39. All sheet metal fasteners exposed to the elements are to be stainless steel over
a sealing washer.
40. All caulking utilized for sheet metal or block to be one part urethane equal to
Sonneborn NP -1.
41. All metal terminations to be fabricated of 24 ga. pre - finished steel and Kynar (500)
finish that warranties fade, check or cracking for a twenty (20) year period. Metal
Manufacturers selected are Copper Sales (UNA- CLAD), Peterson (PAC -
CLAD), Vincent (COLOR - CLAD), Metal ERA or MBCI metal products.
42. Include SEARS /Exhibit F -7 contractor two (2) year roof and five (5) year sheet
metal and SEARS /Exhibit F -6 10 year NDL in base bid and identify total cost on bid
form. Refer to book part 2 of 2 for this criteria to be figured.
43. Roofing and sheet metal work is to follow FM1A -90; loss prevention data sheets
1 -28; 1 -29; 1-49 (1996); UL CLASS A materials; SMACNA, OSHA, State and Local
code requirements.
ADDITIONAL LINE ITEMS FOR CONTRACTOR TO INCLUDE
44. PHASE CONSTRUCTION will not be accepted by SEARS. Field flashing, drain
details, etc. must be completed on a daily basis.

45. TIE IN of new roof to existing to be incorporated at the end of each working day.
SEARS prefers a twelve (12) inch overlap at minimum mechanically attached to
the roof deck with a wood nailer or metal bar compressed over a night seal
compatible with existing and new. Contractor will solely be responsible to
implement a waterproofing seal.
46. CONTRACTOR must respond within 24 hours upon a leak call from the store to
repair upon signing the roofing contract. If leaks are related to existing
membrane, the contractor will be expected to repair temporarily until covered by
the new roof system. Contractor will not be held liable for damages resulting from
existing roof leaks not covered by a new roof, unless proven to be contractors
negligence that caused the leak, i.e. trafficking over old roof without protection
board, heavy equipment or materials that punctures roof, roof penetrations
removed and openings not covered with materials etc.
47. VERIFY that all existing drains are free and clear of debris and in operable
condition to receive new roof system. Awarding contractor will insert their own
water hose in each and every roof drain to verify. This work must be completed
prior to the Pre -Con meeting with an authorized statement that the drains are
functional and connections are water tight. Plugged or leaky drains following the
Pre -Con will be contractors responsibility to repair per local code requirements.
48. MATERIALS placed at roof top level or ground surface will be covered with a
heavy breathable canvass tarp and tied down and ballasted in a group, to prevent
wind blow -off as well as keeping the materials in a dry condition. Materials and
equipment shall not be placed within a twenty (20') foot perimeter of any outside
wall. Vinyl, plastic, or manufacturer's wrapping solely over new materials will be
rejected by SEARS for use in new roof system.
49. Roofing foreman who is designated to communicate with SEARS on a daily basis
must speak fluent. English with the store. If this requirement is not met by the
contractor, SEARS will stop work immediately for a replacement of the working
foreman.
50. Include outside facilities for contractors employees.
51. Electrical conduit pipe that may be directly underdeck and severed by a fastener
will be contractors responsibility to repair per local code requirements. Contractor
to remove ceiling tile for observing conduit that may be directly underdeck prior to
fastening down new roof system.

52. Selected manufacturer at minimum, will be required by SEARS, to be on roof level
the first week to offer their technical services to the roof contractor.
Manufacturer technical representative and roof foreman must review the scope
of work, manufacturers spec and any Addenda that was issued by the consultant at
all roof levels that will receive the new roof system to avoid punchlist item at the
final walkover.
53. Contractor must utilize enclosed chutes from roof level down to container in
all phases of this roof project at minimum.
