The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
1998 edition; and the Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999
edition. The submitted plans are approved subject to the following conditions.
1. Provide one 2 -A rated fire extinguisher so that no usable space has a distance greater
than 75 feet to the extinguisher. Standard 10 -1, Chapter 3 TVFR99 -01.
2. Deferred Submittal items;
• Structural calculations and design for header in detail E/S 1.
• Structural calculations and design for new "Storefront Framing ".
Deferred submittals will be charged a deferred submittal fee based on the valuation of the
portion of the work being deferred. The minimum fee shall be $200.00.
American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA
requirements for the structure. The City of Tigard reviews the plans and inspects the structure
only for compliance with Chapter 11 of the OSSC which may not include all of the
requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall
be maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.4.2 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the
Building Official has issued ace• cate of occupancy 109.1 OSSC

comments letter dated March 30, 2004.
Comment #1 : Attached is a typical wall detail to be inserted in the set as 4/A5.
Comment #2 : Attached is a revised detail 10 /A5 to replace the detail in the
drawing set.
A separate detail will be provided for the entry area gyp. bd. ceiling in conjunction
with the storefront framing. (comment #5)
Comment #3 : We ask that -this item be deferred until the structural engineer can
complete the work. The detail and the calculations will be sent immediately when
available. .
Comment #4 : Attached is a revised detail C /S1 to replace the, detail in the drawings.

edition. The following information is required prior to the approval of the submitted plans.
1. Provide a cross section indicating typical wall construction for the walls indicated by
note 6 on sheet Al & A2.
2. Provide structural connections for the soffit indicated in detail 10 /A5. Connections
should identify the plate /track connection to the trusses, stud connection to the
plate /track and connections for any bracing to the soffit and to the supporting
structure.
3. Provide structural calculations for the header indicated in detail E/S 1. Also, what
supports the other end?
4. Provide support for the heel of the stair stringer indicated in detail C/S 1. As drawn,
the member will fail.
5. Provide structural calculations for the new "Storefront Framing' indicated on sheet
S 1. The calculations shall identify all loads including loads from materials spanning
the new entry and clearly indicating how the loads will be transmitted to and
supported by the structure.
Please provide an item by item response.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.
