The comment that the City of Tigard Inspector Dan had was as follows, "Provide engineering o.k. to frame walls and soffit to ceiling grid and not to structure." VLMK Consulting Engineers has reviewed the as -built conditions of the walls and ceiling grids. In our opinion it is adequate to frame the wall framing and soffit to the ceiling framing. Our opinions are based on the following: • The ceiling and walls will have 5/8" gypsum wallboard placed on the framing. This ties the wall and ceiling framing together creating small horizontal and vertical diaphragms throughout the For Love 21 tenant space. • The ceiling framing is supported vertically from the structure above with typical ceiling tie wires. The submitted plans are approved subject to the following conditions. DEFERRED SUBMITTALS Deferred submittals such as Fire Alarm, Fire Sprinkler, Truss Joist Shop Drawings, etc, will be charged a deferred submittal fee based on the valuation of the portion of the work being deferred. All exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. 1003.3.1.8 OSSC 2. The main exit shall be provided with signage indicating "THIS DOOR MUST REMAIN UNLOCKED DURING BUSINESS HOURS" Section 1003.3.1.8 OSSC, 3. Exit doors shall be provided with panic hardware.1007.2.5 OSSC 4. Exit signs shall be illuminated at all times and shall be provided with a second source of power that will provide 1 '/2 hours of illumination in case of primary power loss. 1003.2.8.5 OSSC FYI Additional exit signs may be required by the city field inspector to clearly indicate the path of egress. 5. The means of egress shall be provided with illumination of not less than 1 foot candle at the floor level anytime the building is occupied. The means of egress illumination shall be provided with a second source of power in case of primary power loss. 1003.2.9.2 OSSC 6. Provide one 2 -A rated fire extinguisher in the new area. The extinguisher shall be located so that no usable space has a distance greater than 75 feet to the extinguisher. Standard 10 -1, Chapter 3 TVFR99 -01. American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the structure. The City of Tigard reviews the plans and inspects the structure only for compliance with Chapter 11 of the OSSC which may not include all of the requirements of the ADA. Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.4.2 OSSC Certificate of Occupancy: No building or structure shall be used or occupied until the Building Official has issued a certificate of occupancy 109.1 OSSC Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal.
