The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004
edition; and 2004 Oregon Fire Code as amended by TVF &R. The submitted plans are approved
subject to the following conditions.
1. Combustible materials shall be permitted in buildings of Type I or II construction in the
following Applications. OSSC 603.1
1. Fire - retardant - treated wood shall be permitted in:
1.1. Nonbearing partitions where the required fire - resistance rating is 2 hours or less.
1.2. Nonbearing exterior walls where no fire rating is required.
1.3. Roof construction as permitted in Table 601, Note c, Item 3.
2. Thermal and acoustical insulation, other than foam plastics, having a flame spread index of
not more than 25.

5. Interior floor finish and interior finish, trim and millwork such as doors, door frames,
window sashes and frames.
6. Where not installed over 15 feet (4572 mm) above grade, show windows, nailing or furring
strips, wooden bulkheads below show windows, their frames, aprons and show cases.
7. Finished flooring applied directly to the floor slab or to wood sleepers that are fire stopped in
accordance with Section 717.2.7.
8. Partitions dividing portions of stores, offices or similar places occupied by one tenant only
and which do not establish a corridor serving an occupant load of 30 or more shall be
permitted to be constructed of fire - retardant - treated wood, 1 -hour fire- resistance -rated
construction or of wood panels or similar light construction up to 6 feet in height.

2. The main exterior door or doors are permitted to be equipped with key - operated locking
devices from the egress side provided:
1. The locking device is readily distinguishable as locked,

2. A readily visible durable sign is posted on the egress side on or adjacent to the door
stating: THIS DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED.
The sign shall be in letters 1 inch (25 mm) high on a contrasting background,
3. Where egress doors are used in pairs, approved automatic flush bolts shall be permitted to
be used, provided that the door leaf having the automatic flush bolts has no doorknob or
surface - mounted hardware. 1008.1.8.3 OSSC
3. Exits and exit access doors shall be marked by an approved exit sign readily visible from any
direction of egress travel. Access to exits shall be marked by readily visible exit signs in
cases where the exit or the path of egress travel is not immediately visible to the occupants.

4. All exit doors shall be openable from the inside without the use of a key or any special
knowledge or effort. 1008.1.8 OSSC
5.Exit signs shall be illuminated at all times and shall be provided with a second source of power
that will provide 1 '/2 hours of illumination in case of primary power loss. 1006.3 OSSC FYI
Additional exit signs may be required by the city field inspector to clearly indicate the path of
egress.
6.The means of egress shall be provided with illumination of not less than 1 foot candle at the
floor level anytime the building is occupied. The means of egress illumination shall be provided
with a second source of power in case of primary power loss. 1006.2 OSSC

7. Accessible checkout aisles shall be on an accessible route and at least 36 inches wide.
Counters in accessible checkout aisles shall be not more than 38 inches (965 mm) high and
the top of the raised edge of the counter shall not exceed 40 inches (1016 mm) in height
above the finished floor. Accessible checkout aisles shall be identified by the international
symbol of access. OSSC section 1109.19, 1109.23.3
8. Deferred submittals such as Fire Alarm, Fire Sprinkler, Truss Joist Shop Drawings, etc, will
be charged a deferred submittal fee based on the valuation of the portion of the work being
deferred. The minimum fee shall be $200.00. Deferred Items:
a. sprinkler system
b. awning
9.Safety glazing including but not limited to: the following locations: Each unit of glazing shall
be permanently identified by the manufacturer. 2406 OSSC. Some of these locations are as
follows:
a. Glazing in ingress and means of egress doors.
b. Glazing in an individual fixed or operable panel adjacent to a door where the nearest
vertical edge is within a 24" arc of the door in a closed position and whose bottom
edge is less than 60" above the floor or walking surface except when there is an
intervening wall or other permanent barrier between the door and the glazing.
10.American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
• Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA
requirements for the structure. The City of Tigard reviews the plans and inspects the structure
only for compliance with Chapter 11 of the OSSC, which may not include all of the
requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be
maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.3.1 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the Building
Official has issued a certificate of occupancy 110.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new buildings
in such a position as to be plainly visible and legible from the street or road fronting the property.
When submitting revised drawings or additional information, please attach a copy of the enclosed
City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in
tracking and processing the documents.
