Subject: Structural Support for New Ceiling
Mr. Schroeder:
As you requested, we have reviewed the existing roof structure and ceiling hangers to
determine their adequacy for the new 5/8" gypsum board ceiling proposed to replace the
existing acoustical tile ceiling.
As confirmed during our visit to the project site, the existing roof structure consists of open -web
steel joists and girders, and steel beams with a steel roof deck. The roof structure is supported
by masonry walls and steel columns. The existing acoustical ceiling to be removed is supported
by 9 gage steel wires spaced at approximately 4' -0" on center hung from the top chords of the
existing roof joists. The area of the ceiling is approximately 1800 square feet.
Per the original drawings for the building circa 1972, the snow load used for the design of the
roof structure was 35 pounds per square foot (psf). The required snow load at the location of the
project is only 25 psf. Drifted snow is not applicable at this area of the roof. Therefore, the roof
has an additional capacity of 10 psf not including any ceiling weight that would typically be
included in the design. The proposed gypsum board ceiling is less than 3 psf, therefore the
existing roof structure is adequate. Per the attached structural calculations, the 9 gage wire
ceiling supports spaced at 4' -0" on center are also adequate.

FIRE LIFE AND SAFETY / GENERAL
The main exterior door or doors are permitted to be equipped with key-
operated locking devices from the egress side provided:
1. The locking device is readily distinguishable as locked,
2. A readily visible durable sign is posted on the egress side on or adjacent
to the door stating THIS DOOR TO REMAIN UNLOCKED WHEN
BUILDING IS OCCUPIED.
The sign shall be in letters 1 inch (25 mm) high on a contrasting background.
(Sec. 1008.1.8.3)
All exit doors shall be openable from the inside without the use of a key or any
special knowledge or effort. (Sec. 1008.1.8)
Exits and exit access doors shall be marked by an approved exit sign readily
visible from any direction of egress travel.
Access to exits shall be marked by readily visible exit signs in cases where the
exit or the path of egress travel is not immediately visible to the occupants.
(Sec. 1011.1)
Exit signs shall be illuminated at all times and shall be provided with a second
source of power that will provide 1 1/2 hours of illumination in case of primary
power loss. (Sec. 1006.3) FYI
Additional exit signs may be required by the city field inspector to clearly
indicate the path of egress.

The means of egress shall be provided with illumination of not less than 1 foot
candle at the floor level anytime the building is occupied. The means of egress
illumination shall be provided with a second source of power in case of primary
power loss. (Sec. 1006.2)
Portable fire extinguishers shall be installed in new and existing Group A, B, E,
F, H, I, M, R -1, R -2, R -4, and S occupancies. (OFC Sec. 906)
Live Loads Posted: The live loads for which each floor has been designed to
exceed 50 psf shall be conspicuously posted by the owner in that part of each
story in which they apply, using durable metal signs, and it shall be unlawful to
remove or deface such notices. The occupant of the building shall be
responsible for keeping the actual load below the allowable limits. (1603.3
OSSC)
American with Disabilities Act (ADA): It shall be the responsibility of the
Architect, Engineer, Designer, Contractor, Owner and Lessee to research the
applicability of the ADA requirements for the structure. The City of Tigard
reviews the plans and inspects the structure only for compliance with Chapter
11 of the OSSC, which may not include all of the requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval
stamp, shall be maintained on the jobsite. The plans shall be available to the
Building Division inspectors throughout all phases of construction. (106.3.1
OSSC)
Certificate of Occupancy: No building or structure shall be used or occupied
until the Building Official has issued a certificate of occupancy (109.1 OSSC)
Premises Identification: Approved numbers or addresses shall be provided
for all new buildings in such a position as to be plainly visible and legible from
the street or road fronting the property.

1. New structural engineered drawings for storefront, soffit, coved and sheetrock
ceilings are completed and attached.
2. Permanent ADA compliant cashwrap is provided as shown on sheet A104. The size of
the handicap cashwrap counter shown is 24" x 36" and 34" high per ADA.
3. Exit door to the mall passage way at the rear of the store is revised to 90 min. fire
rated door per comment.

or deck. Please provide all calculations for engineered designs on all submittals.
2) Please provide permanent handicap cash wrap counter with minimum 36" X 36"
counter. Counter must not be a pull down temporary type.
3) Door to the store passage way at the rear of the store shall have a hour and a half
rating.
Certificate of Occupancy: No building or structure shall be used or occupied until the Building
