The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
1998 edition; and the Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999
edition. The submitted plans are approved subject to the following conditions.
1. All exit doors shall be openable from the inside without the use of a key or any
special knowledge or effort.
2. The main exit shall be provided with signage indicating "THIS DOOR MUST
REMAIN UNLOCKED DURING BUSINESS HOURS" Section 1003.3.1.8 OSSC
3. The means of egress shall be provided with illumination of not less than 1 foot candle
at the floor level anytime the building is occupied. 1003.2.9.2 OSSC
4. Provide one 2 -A rated fire extinguisher in the new area. The extinguisher shall be
located so that no usable space has a distance greater than 75 feet to the extinguisher.
Standard 10 -1, Chapter 3 TVFR99 -01.
Special Inspection: Special inspection is required for Structural Welding. The special
inspection agency of record shall furnish inspection reports to the Engineer of Record,
Gordon R. Baker, the General Contractor and the City of Tigard, Building Division,
attention Hap Watkins. All discrepancies shall be brought to the immediate attention of the
general contractor for correction. The special inspector shall submit a final signed report -
stating whether the work requiring special inspection was, to the best of the inspector's
knowledge, in conformance with the approved plans and specifications and the applicable
workmanship provisions of the code. 1701.3 OSSC
American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA
requirements for the structure. The City of Tigard reviews the plans and inspects the structure

only for compliance with Chapter 11 of the OSSC which may not include all of the
requirements of the ADA.
Live Loads Posted: The live loads for which each floor has been designed shall be
conspicuously posted by the owner in that part of each story in which they apply, using
durable metal signs, and it shall be unlawful to remove or deface such notices. The occupant
of the building shall be responsible for keeping the actual load below the allowable limits.

Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall
be maintained on the jobsite. The plans shall be available to, the Building Division inspectors
throughout all phases of construction. 106.4.2 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the
Building Official has issued a certificate of occupancy 109.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new

buildings in such a position as to be plainly visible and legible from the street or road
fronting the property.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.

Dear Mr. Blalock:
This letter shall serve, in addition to the revised plans and revision memorandum herewith included, as
our formal response to your Code Review Dated August 5, 2004 for the renovation of the above
referenced store.
For clarity, your original comment is excerpted in part or in whole in italics, with our response following in
regular type.
1. Provide structural calculations for the "Storefront Framing" shown on sheet A2. Please
include calculations for members and all "connections including site welding.
Please find attached structural calculation booklet from Our 'Engineering firm `Thorson Baker
Associates ".
2. Provide a framing plan for the suspended gypsum ceiling indicated oh sheet A7. The framing
plan shall include all member sizes, spacing and all connection to the existing structure.
Calculations are required verify the design assumptions.
Per your conversations with our Engineer Don Schell with Thorson Baker and
Associates, a new compression strut detail was introduced on sheet A7.
3. Truss engineering shall be submitted to verify the capacity of the existing trusses to support
any new loads being imposed. Joist reinforcement shown on detail 1 and 2/A7 shall be
included in the calculations:
A new structural sheet SD1 was added to the set. (See Sheet Al)
