The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004
edition; and the State of Oregon Fire Code (OFC) 2004 edition. The submitted plans are approved
subject to the following conditions.
1. All exit doors shall be openable from the inside without the use of a key or any special knowledge
or effort. Sec. 1008.1.8
2. Accessible checkout aisles shall be on an accessible route and at least 36 inches wide. Counters in
accessible checkout aisles shall be not more than 38 inches (965 mm) high and the top of the
raised edge of the counter shall not exceed 40 inches (1016 mm) in height above the finished
floor. Accessible checkout aisles shall be identified by the international symbol of access.
Sec. 1109.19, 1109.23.3
10. Safety glazing including but not limited to: the following locations: Each unit of glazing shall
be permanently identified by the manufacturer. Sec. 2406. Some of these locations are as
follows:
a. Glazing in ingress and means of egress doors.
b. Glazing in an individual fixed or operable panel adjacent to a door where the nearest
vertical edge is within a 24" arc of the door in a closed position and whose bottom edge
is less than 60" above the floor or walking surface except when there is an intervening
wall or other permanent barrier between the door and the glazing.
11. Deferred submittals such as Fire Alarm, Fire Sprinkler, Truss Joist Shop Drawings, etc, will be
charged a deferred submittal fee based on the valuation of the portion of the work being deferred.
The minimum fee shall be $200.00. Deferred Items: None Listed
American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer,
Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for

the structure. The City of Tigard reviews the plans and inspects the structure only for compliance
with Chapter 11 of the OSSC, which may not include all of the requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be
maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.3.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new buildings in
such a position as to be plainly visible and legible from the street or road fronting the property.
When submitting revised drawings or additional information, please attach a copy of the enclosed
City of Tigard, Letter of TransmittaL The letter of transmittal assists the City of Tigard in
tracking and processing the documents.

structural and fire life safety review fees. This is to accompany the submittal package previously

AnCor, Inc. is the National Design/ Build Company for Sbarro, Inc. For the remodel of Sbarro
(existing food court restaurant) at Washington Square, OR enclosed are two (2) black line sets of
drawings Al, A2, A3, & A4 dated 03 -06 -06 and signed & sealed by Architect Kenn Butts, along
with a Building Permit Application. These drawings are for review and approval. Please note
that t is Sbarro's intent to complete this remodel at night while keeping the store open during the
day.
