The issues that were reviewed are as follows: • The mixture of conventional light gage stud framing with the USG system at the fascia locations. • The splices of the support wires. VLMK finds that with the fascia being supported at the top &bottom tracks and the vertical studs that the fascia is supported adequately. See attached calculation sheet N1„ In addition, even though the splices are not of usual convention, VLMK believes that the splices that were performed are adequate to support the worst case loading of 80 pounds. The following information is required in order to complete the review. 1. The main exterior door or doors are permitted to be equipped with key - operated locking devices from the egress side provided: 1. The locking device is readily distinguishable as locked, 2. A readily visible durable sign is posted on the egress side on or adjacent to the door stating: THIS DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED. The sign shall be in letters 1 inch (25 mm) high on a contrasting background, 3. Where egress doors are used in pairs, approved automatic flush bolts shall be permitted to be used, provided that the door leaf having the automatic flush bolts has no doorknob or surface - mounted hardware. 1008.1.8.3 OSSC 2. Exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of egress travel. Access to exits shall be marked by readily visible exit signs in cases where the exit or the path of egress travel is not immediately visible to the occupants. Exit sign placement shall be such that no point in an exit access corridor is more than 100 feet or the listed viewing distance for the sign, whichever is less, from the nearest visible exit sign. 1011.1 OSSC 3. All exit doors shall be openable from the inside without the use of a key or any special • knowledge or effort. 1008.1.8 OSSC 4. Accessible checkout aisles shall be on an accessible route and at least 36 inches wide. Counters in accessible checkout aisles shall be not more than 38 inches (965 mm) high and the top of the raised edge of the counter shall not exceed 40 inches (1016 mm) in height above the finished floor. Accessible checkout aisles shall be identified by the international symbol of access. OSSC section 1109.19, 1109.23.3 6. Deferred submittals such as Fire Alarm, Fire Sprinkler, Truss Joist Shop Drawings, etc, will be charged a deferred submittal fee based on the valuation of the portion of the work being deferred. Storage room; Where Table 302.1.1 permits an automatic fire- extinguishing system without a fire barrier, the incidental use area shall be separated by construction capable of resisting the passage of smoke. The partitions shall extend from the floor to the underside of the fire - resistance -rated floor /ceiling assembly or fire- resistance -rated roof/ceiling assembly or to the underside of the floor or roof deck above. Doors shall be self - closing or automatic- closing upon detection of smoke. Doors shall not have air transfer openings and shall not be undercut in excess of the clearance permitted in accordance with NFPA 80. 9. Live Loads Posted: The live loads for which each floor has been designed to exceed 50 psf shall be conspicuously posted by the owner in that part of each story in which they apply, using durable metal signs, and it shall be unlawful to remove or deface such notices. The occupant of the building shall be responsible for keeping the actual load below the allowable limits. 1603.3 OSSC 10. American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the structure. The City of Tigard reviews the plans and inspects the structure only for compliance with Chapter 11 of the OSSC, which may not include all of the requirements of the ADA. 11. NOT PART OF THIS REVIEW: * Electrical * Fire Sprinklers * Fire Alarms * Mechanical System * Plumbing Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.3.1 OSSC Certificate of Occupancy: No building or structure shall be used or occupied until the Building Official has issued a certificate of occupancy 110.1 OSSC Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal.
