The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004 edition;
and the State of Oregon Fire Code (OFC) 2004 edition. The submitted plans are approved subject to the
following conditions.
1. Special inspection is required for Armstrong suspended ding system per ES Report ESR 1289
sec 4.8 The special inspection agency of record shall furnish inspection reports to the Engineer of
Record, the General Contractor, and the City of Tigard, Building Division, attention Hap Watkins.
All discrepancies shall be brought to the immediate attention of the general contractor for correction.
The special inspector shall submit a final signed report stating whether the work requiring special
inspection was, to the best of the inspector's knowledge, in conformance with the approved plans and
specifications and the applicable workmanship provisions of the code. 1701.3 OSSC . FYI The
special inspection does not waive the inspections required by code.
2. All exit doors shall be openable from the inside without the use of a key or any special knowledge or
effort. Sec. 1008.1.8
3. Access to exits shall be marked by readily visible exit signs in cases where the exit or the path of egress
travel is not immediately visible to the occupants. Sec. 1011.1
4. Exit signs shall be illuminated at all times and shall be provided with a second source of power that will
provide 1 '/a hours of illumination in case of primary power loss. Sec. 1006.3 FYI Additional exit signs
may be required by the city field inspector to clearly indicate the path of egress.
5. The means of egress shall be provided with illumination of not less than 1 foot candle at the floor level
anytime the building is occupied. The means of egress illumination shall be provided with a second
source of power in case of primary power loss. Sec. 1006.2
6. Accessible checkout aisles shall be on an accessible route and at least 36 inches wide. Counters in
accessible checkout aisles shall be not more than 38 inches (965 mm) high and the top of the raised

edge of the counter shall not exceed 40 inches (1016 mm) in height above the finished floor. Accessible
checkout aisles shall be identified by the international symbol of access. Sec. 1109.19, 1109.23.3
7. Safety glazing including but not limited to: the following locations: Each unit of glazing shall be
permanently identified by the manufacturer. Some of these locations are as follows: OSSC 2606
• a. Glazing in ingress and means of egress doors.
b. Glazing in an individual fixed or operable panel adjacent to a door where the nearest vertical
edge is within a 24" arc of the door in a closed position and whose bottom edge is less than
60" above the floor or walking surface except when there is an intervening wall or other
permanent barrier between the door and the glazing.
8. Deferred submittals such as Truss Joist Shop Drawings, suspended ceiling system etc, will be charged a
deferred submittal fee based on the valuation of the portion of the work being deferred. The minimum
fee shall be $200.00. This fee is in addition to the project plan review fee based on the total project

"Documents for deferred submittal items shall be submitted to the registered design professional in responsible charge
who shall review them and forward them to the building official with a notation indicating that the deferred submittal
documents have been reviewed and been found to be in general cnrformance to the design of the building. The deferred
submittal items shall not be installed until the design and submittal documents have been approved by the building
offidaL Oregon Structural Specialty Code Section 106.3.4.2"

9. American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer,
Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the
structure. The City of Tigard reviews the plans and inspects the structure only for compliance with
Chapter 11 of the OSSC, which may not include all of the requirements of the ADA.
Approved Plans: I set of approved plans, bearing the City of Tigard approval stamp, shall be maintained
on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of
construction. 106.3.1 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the Building Official
has issued a certificate of occupancy 110.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such
a position as to be plainly visible and legible from the street or road fronting the property.

Tigard, Letter of Transmittal The letter of transmittal assists the City of Tigard in tracking and
processing the documents.

The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004
edition; and the State of Oregon Fire Code (OFC) 2004 edition. The following information is required
in order to complete the review. The commercial application checklist is attached for your use.
Construction documents shall be of sufficient clarity to indicate the location, nature and extent of the
work proposed and show in detail that it will conform to the provisions of this code and relevant laws,
ordinances, rules and regulations (OSS 106.). *Cross section(s) and details. Show all framing - member
sizes and spacing such as floor beams, headers, joists, sub -floor, wall construction, roof construction. More than
one cross section may be required to clearly portray construction. Show details of all wall and roof sheathing,
roofing, roof slope, ceiling height, siding material, footings and foundation, stairs, fireplace construction, thermal
insulation, etc.
1. Provide engineer lateral calculations and details for unistrut ceiling grid system. ( *) OSSC 106
2. Provide Oregon energy forms showing compliance with chapter OSSC chapter 13
3. Provide framing and construction details with installation listing information for the Armstrong
ceiling system. OSSC sec.106
