The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
2004 edition; and 2003 International Fire Code as amended by TVF &R The submitted plans
are approved subject to the following conditions.
1. Provide insignia of compliance information to building inspector on foam core panels
used for cooler /freezer and storage areas, showing panels meet the State of Oregon
regulation under Oregon Revised Statue 455.705 and Oregon Administrative Rule 918-
674. For more information please contact State of Oregon Building Codes Division at
503.378.4133 and ask for prefabricated structures program.
2. Special Inspection: Special inspection is required for welding, expansion anchors,
bolts epoxyed, and spray on fire proofing. The special inspection agency shall
• furnish inspection reports to the Engineer of Record James J Lascola, the General
Contractor, and the City of Tigard, Building Division, attention Hap Watkins. All
discrepancies shall be brought to the immediate attention of the general contractor for
correction. The special inspector shall submit a final signed report stating whether the
work requiring special inspection was, to the best of the inspector's knowledge, in
conformance with the approved plans and specifications and the applicable
workmanship provisions of the code. 1704 OSSC
3. The main exit shall be provided with signage indicating "THIS DOOR MUST
REMAIN UNLOCKED DURING BUSINESS HOURS" Section 1008.1.8 OSSC
4. Exits and exit access doors shall be marked by an approved exit sign readily visible
from any direction of egress travel. Access to exits shall be marked by readily visible
exit signs in cases where the exit or the path of egress travel is not immediately visible
to the occupants. 1011.1 OSSC

• Exit sign placement shall be such that no point in an exit access corridor is more than
100 feet or the listed viewing distance for the sign, whichever is less, from the nearest
visible exit sign. 1011.1 OSSC
Where not all means of egress are accessible, directional signs shall be provided at
nonaccessible exits to indicate the route to the nearest accessible exit or area of rescue
assistance, as required in Sections 1108.4.12, 1109.15.2, 1109.15.3 and 1109.15.4.

5. All exit doors shall be openable from the inside without the use of a key or any
special knowledge or effort. 1008.1.8 OSSC
6. Exit signs shall be illuminated at all times and shall be provided with a second source
of power that will provide 1 '/2 hours of illumination in case of primary power loss.
1006.3 OSSC FYI Additional exit signs may be required by the city field inspector to
clearly indicate the path of egress.
7. The means of egress shall be provided with illumination of not less than 1 foot candle
at the floor level anytime the building is occupied. The means of egress illumination
shall be provided with a second source of power in case of primary power loss. 1006.2

8. Deferred submittals such as Fire Alarm, Fire Sprinkler, Truss Joist Shop Drawings, etc,
will be charged a deferred submittal fee based on the valuation of the portion of the
work being deferred. The minimum fee shall be $200.00.

10. Safety glazing including but not limited to: the following locations: Each unit of
glazing shall be permanently identified by the manufacturer. 2406 OSSC. Some of
these locations are as follows:
a. Glazing in ingress and means of egress doors.
b. Glazing in an individual fixed or operable panel adjacent to a door where the
nearest vertical edge is within a 24" arc of the door in a closed position and
whose bottom edge is less than 60" above the floor or walking surface except
when there is an intervening wall or other permanent barrier between the door and
the glazing.
c. Glazing that meets all the following conditions: In lieu of safety . glazing,
protective bar (1 ' /2" height minimum) may be installed on the accessible side(s)
of the glazing 36" ± 2" above the floor. The bar shall be capable of withstanding
a horizontal load of 50 plf without contacting the glass. Sec. 308.4

11. American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the
ADA requirements for the structure. The City of Tigard reviews the plans and inspects
the structure only for compliance with Chapter 11 of the OSSC, which may not include
all of the requirements of the ADA.
STORAGE AREA
12. Storage rooms; Where Table 302.1.1 permits an automatic fire - extinguishing system
without a fire barrier, the incidental use area shall be separated by construction capable
of resisting the passage of smoke. The partitions shall extend from the floor to the
underside of the fire - resistance -rated floor /ceiling assembly or fire- resistance -rated
roof/ceiling assembly or to the underside of the floor or roof deck above. Doors shall be
self - closing or automatic - closing upon detection of smoke. Doors shall not have air
transfer openings and shall not be undercut in excess of the clearance permitted in
accordance with NFPA 80.
13. Live Loads Posted: The live loads for which each floor has been designed to exceed
50 psf shall be conspicuously posted by the owner in that part of each story in which
they apply, using durable metal signs, and it shall be unlawful to remove or deface
such notices. The occupant of the building shall be responsible for keeping the actual
load below the allowable limits. 1603.3 OSSC
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall
be maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.3.1 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the
Building Official has issued a certificate of occupancy 110.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new
buildings in such a position as to be plainly visible and legible from the street or road
fronting the property.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of , Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.

information is required in order to complete the review.
1. Submit details on a tested, listed and approved two hour assembly separation
between the A2 and S1 (storage). NOTE: A three hour separation is required
between the A2 and S 1 (storage) per table 302.3.2, and when an approved sprinkler
system is provided per 903.3.1.1 the fire resistance rating can be reduces by one
hour. OSSC 302.3.2 exception
2. Sheet A3.1 references detail 30/A8.1 as suspended ceiling system detail belongs to
lavatory support provide the suspended ceiling detail.
3. Provide details clearing up conflicts between sheet A8.0, A8.3 and sheet S 1 for
